Yes, bad timing for me, have no funds left to invest and finding it hard to shift anything on the SM. I've trimmed lots of loans over the weekend in preparation for this loan. Selling hasn't been a problem, probably overdid it.

NP has some interesting history - can't post links............. not hard to find The York press article appears to be about NP's father but at least he didn't make off with cash from little old ladies! With regards to the development it looks like a fantastic old building. There are 2 concerns I would have though: 1. Is the building on the opposite side of C*** street part of the development? If not it might be difficult selling apartments next to a derelict building in a much worse condition (no roof, looks like a fire) 2. There's other student accommodation being funded on p2p sites in Bradford ... is the market anywhere close to saturation yet?

I have to say I for one am very glad this old building will finally have some use. This whole valley running north from the city centre has been slowly developed over the last 30 years and there are just the two buildings you see in the photo. They are architypal woolen mills and have deserved a new life. Now all I note is the planning is not due until November. So do I want much of this loan or more of the follow on ones?

Still, at first glance this looks to be a better proposition than some we could mention. Perhaps the "account" resulted in the relatively low LTV? I'm not sure what to make of this at the moment.

The whole area is a little odd, very much Maplins showroom and large catalogue businesses, all next to a road that climbs south. Certainly more for young pros and students, but a fair way from the University/College centre or even the MBA school. But good walking distance to the station to Leeds (which is where the money is). If you wanted to move out of home in the city but still be in the city then a say a lawyer working in Leeds might well base here early in her career. Each building has been developed one after the other in the area, only one major large development has occured in the valley in many years and that was funded by the post office to provide the city with the large chain stores it thought it needed.

Or are there a load of vacant flats and shop premises hanging around for ages after the developments in question concluded?

Sure Daddy's the really naughty boy ........... but NP and other son found guilty of related offences -suspended sentences. NP banned as estate agent afterwards . Planning application ongoing - doesn't seem to be any opposition. English Heritage support. No doubt will be provisions based on the historic importance of the building

Sorry register, I don't know what the state of occupation in appartments is, certainly the large chain stores are pretty well anchored as they are in most northern towns with virtually no empty store fronts apart from national failures. The next area ripe for development is what is called "Little Germany" and is up the hill some distance (1/2 a mile) we may well see some of that later. On a general note, the chains tend to be placed on the edge of town but walkable to the city centre and as a result they take the business away from the city centres that become very tatty. This city is suffering a bit of that, but the real centre around the Rathus (you have to see it to believe it is in the UK, it is called Venetian Gothic but looks Germanic to me) is very impressive made up of large empty plaza only marred by one of the best defended police stations in the north outside Machester.
