If it’s a refinance, why hasn’t the owner taken basic measures to secure the property, prevent water ingress, and dispose of the Japanese knotweed that not only threatens this property but could presumably lead to a liability to third parties?

Does it? I think you have the wrong church However, the VR does note the growth of Japanese Knotweed to the front of the building Oops, less haste more speed, or something like that

Collateral Rep , will the loan be to an individual, or will this be through a company/SPV? Is it just a first charge or will there also be any personal guarantees (yes I know)?

Many thanks, Gordon Presumably not the one that commissioned the asbestos survey and is about to be struck off, or the other one with a similar name also about to be struck off ..... think I've probably found the relevant one now.

Then I guess it's gonna be P*** H*** H***** LTD, newly incorporated? I think someone edited their post? - after you replied Collateral Rep ? I've had it confirmed (by Collateral Rep) that the above (redacted) company will be the SPV 'borrower' for the purpose of this loan. Obviously company just incorporated, loan not drawn down, so no charges yet.

I am now seriously well informed about Japanese Knot weed, know there is a Mcdonalds across the road and doubt very much if there is enough parking for a minimum of 5 cars after development. Probably most worrying is that it has a room 101, complete with asbestos lined skylights, that could be a nightmare. I am a sucker for old Churches though.
