I sold my holding in a property which took a couple of weeks to sell 17k.
At the end of the month I received no dividend and when I questioned this PP said as with shares dividends go to the holder.
But with shares there is an ex dividend period, which PP don’t seem to have.
Does this mean if you buy shares in a property one day before dividend day you collect the rental dividend for the entire month and the seller gets nothing?

From PP FAQ - Do I still earn a monthly income when I list my shares for sale on the Resale market? You will still receive monthly dividends for the shares you have listed for sale as long as you still own them on the 5th of the month when the rent dispersal is paid.
The FAQ doesn't say what happens to the dividends either for the seller or buyer during the month of transaction but I'm sure the buyer doesn't get them.
With dividends paid monthly it's probably too much faf to run an xd period or split the dividend pro-rata. My guess is that PP keep that months dividend although I've not tested this. Does anyone else know?

Unless my memory fails me I believe I've bought shares off of the SM a few days before dividend day and got paid the monthly dividend for said shares.

The FAQs are correct.
The person who holds the shares on the 5th get the dividends for the entire month. I've tested this several times by buying on the 4th.
