I'm rubbish at excel - wish I had a template that calculates everything.... There are other factors that will give different returns. As much as I know you have compensate if the current rate is higher than the original loan. It also depends on what you've done with monthly returns received so far. Appreciate the link, I have always had that capacity Its would be more a case of intertwining that with the 'cash out' fee and time to establish the selling 'Sweet spot' if one was to try and use the 5 year market as a rolling market supplement. more importantly the ability to get the results quickly with little effort given the variables that can occur. Not sure I would look to have it as a main strategy but a few back up strategies are always useful to have in the bag.
