Hi CrowdProperty Representative, I have an AutoInvest account that has become fully invested today and I was wondering what would happen to the capital and interest payments when they arrive. I would like all repayments to be automatically reinvested in new loans until such time as I wish to withdraw some cash, but could not see how to do this. Assuming that I'd missed something I decided to revert to RTFM (or, in this case, read your website). I found mention of an AutoReinvest setting but could not find it on the dashboard. Can you please enlighten me. Also, I was wondering what the minimum auto-reinvestment might be. I have one particular loan, Polegate, that pays interest monthly. For me, this will amount to the grand sum of £1.11 interest per month. So, in months where no other payments are received, will I end up with new AutoInvest loans of £1.11, or is there some other minimum at play? Thanks in advance. Keep up the good work. Ace

I thought i read somewhere interest was paid at the end of the term. Is interest paid monthly ? Anyways today i got around 40% of what i set autoinvest to bid on. But i guess it is better than nothing. I am hoping to clear my cash balance on the next 6 or 7 projects.

Yes, most are paid at end of term, but some are paid monthly to keep the overall LTV below a threshold throughout the loan (70% I think). At 40% allocation it's going to take 13 projects to eat a whole AutoInvest deposit (assuming you use the maximum setting off 20% of AutoInvest pot per loan). However, the next 5 scheduled projects are all larger than each of the last 10, so there's hope that you'll get higher percentage allocations.

Hi Ace,
We are working on our ‘AutoReInvest’ functionality as part of a number of additional functionality AutoInvest releases. This will be in place before any of the AutoInvest loans are fully repaid. AutoReinvest will allow lenders to reinvest either capital and interest or just capital in the next loans launching on the platform. This is high on our development pipeline and full details will be confirmed in due course.

The majority of our loans are repaid at the end of the loan term. However there are the odd serviced bridging loans that we offer where interest is repaid monthly (the sum of which represent equivalent end of loan annualised returns). The reason for monthly payments for such projects is to ensure our maximum LTV of 75% on serviced bridging loans is not breached at any point.
As always, we really appreciate your feedback and always build it in as swiftly as possible where to enhancing our proposition for some/all of our lenders.

Hi CrowdProperty Representative , Is there any news on your AutoReinvest function? It's a bit of a chore to have to keep logging in to reinvest my monthly repayments from several properties. Also, is there any chance we could have a minimum interest rate setting? It must be a pain for CP to handle reversals of accidental lower rate investments. While I'm on a roll, can we also have a clear indication of the total current value of all funds in the account (cash + investments + cash assigned to pledges) please? I seem to struggle to decide which of the 8 total boxes to sum to achieve this. A total of accrued interest would also be welcome. Please consider these as constructive suggestions rather than criticism. I really do like the platform.

The standard account has 7 boxes; the ISA has 8.

Total lent seems to include capital repayments which have subsequently been re-lent so it will grow steadily larger than "Funds employed in active loans" as the platform matures.

I think it could be: Total portfolio value = (Total funds in account) + (Pending pledges) + (Funds employed in active loans) But I'm not sure of this as all of my funds are currently lent out, so most of the boxes are currently zero. Can anyone else confirm the above equation?

Many thanks for your message.
The AutoReinvest function is currently in the testing phase and will be live with our next update. We are also working on developing more filters for AutoInvest that will allow lenders to specify certain criteria for the projects they wish to invest in, this is a more medium term development plan.
To calculate the value of all funds on the platform you can add Funds Employed in Active Loans + Total Funds in Account + Pending Pledges/loans that have not yet started. If none of your projects are repaid you can also get this figure from Total Lent + Total Funds in Account. We appreciate that portfolio page could use some clarity which is why are currently in the process of updating the boxes (including explanations) to make it much easier to navigate and understand, we will write to you to confirm when these updates are live.
