Any opinion about this loan?
Does the planning permission for the parking area already exist or not?
Also lender risks described by Proplend medium to high.

Did'nt get the loan email yet. Full loan request published yesterday under Pending Loans. Email with live date is usually sent within a few days after this is published.

Going live on Friday per today's newsletter. Interestingly the last bit of the newsletter (with the loan notification) didn't come through in the email I received, only if I opened it up as a web page.

Does the planning permission for the parking area already exist or not? PP is unclear. The valuation report states "planning permission has been obtained", but the LRS, when outlining the parking conditions still to be met, refers to an "assumption" that planning exists. Perhaps Proplend could clarify please? proplend

Perhaps Proplend could clarify please? proplend Proplend mention the parking condition in their report and are withholding the £20k for this parking work to be completed. I'll be having a little of the tranche C & A of this loan.

Good morning
The Borrower has advised that they have a statutory approval confirming conditions 3 & 5 have been relaxed - giving them a further 12 months. It is a Condition Precedent that this is provided prior to drawdown. We are retaining £20k in addition to the 6 months Interest Reserve, which will be held back until such time as the works have been completed, and the conditions satisfied.
I hope this helps clarify. Richard

Anyone else's account stuck at waiting to close? This is my first time on a live loan so maybe this is normal?

Partial payment today of this overdue Proplend loan today, originally due to be redeemed in July 2022. The payment is £360 per £1,000 (leaving £640) and should already be in lenders' cash accounts.
