(BPF479) Sutton Coldfield Bridging Loan
There is an update to this loan which I haven't seen covered elsewhere: UPDATE 05/09/16: Borrower has refurbished the property and has applied for the re-finance this week with Lloyds.
MoneyThing is there a better way that loan updates like this can be flagged to lenders, perhaps by email, or perhaps via a loan updates thread, perhaps? (apologies if I've missed either!) Do you have a 'best guess' on if the re-finance application is likely to be approved, and when this is likely to repay?

It's very early in the process and so we have no detailed timescale on the refinance yet. I would not expect this loan to be repaying in the next few weeks at a minimum. (Loan end date is mid January 2017 for reference) On the Broadoak loans, we do a monthly update of our loans posted in the forum which included this information. We'll always wait for information to be updated on the site first, though, since not all lenders are readers of the forum.

Maybe add a sortable column with the last update date to the main loans page.

MoneyThing could the AE loan description include a bit more about the company and the way the loans are set up (eg 80% and 50% LTV, replacing defaults etc) - most of us know this borrower, but I for one forget every time a new loan comes up and always have to go back and search through the forum for that thread that explains these loans - it would help those new to MT too Also, is it possible to have written down somewhere which loans have connected borrowers (without naming the borrower obviously) - maybe a post with a sticky? I know AE and RCC are connected??? Can't recall which others are?

MoneyThingHi Ed, In addition to the AE loans (which I assume will all be renewed) there are another 16 loans which are due to end during December. Can you give us your expectations of which will be repaid and which renewed?

MTAF481 (1999 Lamborghini Diablo VT), scheduled to end 18/1/17, looks now to have acquired a renewal tick box.

Just a heads up - Solihull has drawn down and as such will be announcing this later today to go live on Monday. Regards, Ed.

Great to see the valuation is the land value and not, as in other places, backwards calculated. Could you comment about whether the concerns raised in the December valuation have all been dealt with in a satisfactory way please?

Actually they have valued it on a residual basis ie backwards but theyve done it accepting the applicants land value and just reduced the profit for 30% to 13%. (clause 20.8)They consider the costs provided by the borrower to be low and come out with half the profit (lots of caveats )

Since this thread doesn't seem to be regularly updated ... Are there are any plans for MoneyThing to produce a regular Loan updates thread (similar to that done for the Broadoak loans) ... to make it more straightforward for us to keep track of the latest information on existing Loans? Thanks

Thanks Yes, certainly the stated intention p2pindependentforum.com/post/181127PS MT have there own staff only thread for updates pinned at top of board, this is the general public dicussion thread
