Just seen this on PM. Yield quite low @ 2.8% but I get that with some London properties. I think they're a little optimistic with the capital growth part though @ 12% pa even for London. If a property correction where to happen, London would probably be the first place to suffer the brunt of it due to already highly inflated prices. Any one care to share their views?
Having said that, I lack exposure to London in my small thc/pm portfolio & at £500 it's well worth a pop. I've just talked myself out of not investing!

I'm pretty certain I'm not going to go for it - I'm pretty nervous of any of the growth figures anyway (and this one even more so with such a huge difference between price agreed and apparent current value) so the yields need to be higher for me. Having said that the house is clearly in much better condition than many of the others so there's perhaps a lower risk of it being vacant....so I may end up throwing £500 in out of curiosity.....if a property sale I'm waiting on completes in time.

Agree with the above. If I want to invest in London (I don't) I would use Property Partner. I advise PM to stick to what they know, up North.

The property has now disappeared ..... No great surprise, if it hadn't even got to 20% in a month. I guess the reduction in %age funded was people being wound out by PM. Wise move, I think. The email for Hartlepool suggested the wide geographical spread of recent offerings was "diversification" - I can't help wondering if THC's strategy of carpet-bombing a relatively small area is a wiser one, as it allows greater depth in the local knowledge.

SPV 32 has managed to morph itself into a nottingham hmo , with underwritten rent again seems the way PM are going

True though not to much lower might just get the one share in this one as recently started PP so will probably try to hold about same in both and see which works best over next 6 months or so
