having a read through shop window blurb, established 2015, £2500 min, 7/8.5% int minus fees due from lender, residential, bridging or development, 1st charge only. 30 staff, years of experience fca regulated. sounds all good. following.....

Despite 4thway's top rating I don't see any compelling reason to invest apart from diversification into lower returns for the same risk. Most taxpayers are interested in IFISA investment so at 6.25% for development loans, lower than Crowdproperty, Capital Rise, Kuflink and Assetzcapital. The unique account fees feel like double charging especially given the undisclosed borrower rate and fees for each loan.

AC's rate keeps dropping, so maybe comparable or just better than ac on interest, on risk i have no idea?. Also had a quick google around for info on invest and fund and came up with zero, no remarks on here, even trust pilot was a bust, i&f review thread was unclaimed and empty.

I am very new to P2P so not sure how much help I can be but I invested with I&F off the back of the 4th Way reviews.
My ISA is currently in ETFs so I have standard investments but in 6 weeks I have been able to take share in about 9 different loans and the average interest is 6.96% so higher than KUF and CA but lower than CP and CR.
I have been able to take part in most of the auctions although they fill up very quickly. I did try autoinvest and I was notmally about to get about £100 in every third or fourth loan.
I have been able to invest in different loans but they tend to be traches and I am not seeing further traches of the same loans popping up. Personally, I am looking to invest in different loans so avoid these but I have not really been there long enough to say if there is enough new loans coming through.
Happy to try and answer any other questions but I am not sure if I have enough expereince or knowledge to say much more than this.

Isn't that rate of 6.96% before the account fee of 0.75/1.25%. Most of the loans I go in with Kuflink are 7.0% ! Who is CA ?
My gut feeling is the company is sound but the charges are too high. Hard to be definitive about that because they hide the actual borrower rate and fees. For all we know, the borrower might be getting a better deal than other places.

Sorry CA was a typo, meant AC and these are gross rates. I use it primaryily for diversification. Just realised my KUF rate includes the chunk in auto invest which drops the overall rates.

I & F seems to get a lot of praise from 4th way but no recent comments on here ? Does anyone know how frequent new loans are and how quickly an initial investment would get spread across 10 loans ? Also any words of caution (apart from the usual).

Also any words of caution (apart from the usual). I'm not with them myself, rates are a bit too low for me and didn't like the extra charge for ISA. A friend with them says it would only take about 2 weeks for 10 loans to appear.
