Now back on the site and a new email but still conflicting!! think he took it down to change but forgot why he took it down Apologies. We did take it down to amend the details but couldn't make it work. The Shuang is looking into it but in the meantime thought we would put it back to Pending so that users can still take a look at the particulars. Will be sorted shortly. Kind regards, Ed

Also if the new planning permission does not go through is he planning to build the houses that he already has planning permission for ? The borrower intends to sell the land to a developer in any case. As well as the initial permission to build 3 houses, they have just been granted permission to build a further 2 on a different part of the land (included in our security), and already have an offer from a developer to purchase this part. The proceeds from the sale of this part will be more than enough to repay the loan.

Just a little nudge for an auto bid facility. 4pm UK is midnight for me here so would be useful. And I guess in the UK many will still be at work. Thanks.

I think the 0.5% has pretty much cured it for the time being and would think in future it could go to less, like a lot of FS only have an inital £25-£100 and they still fill up

Afternoon, A new £200,000 Stocking Loan is available to preview now and will be going live at 4pm on Friday. Also, there is a £156,120 Property Loan that is going live tomorrow (Thursday) at 4pm. Kind regards, Ed How is it the Property Loan already had £7,806 invested in it dated 16 Feb?

"As with all loans from Broadoak Private Finance, Broadoak will be investing 5% of the loan amount on a first loss basis. To improve secondary market liquidity, Broadoak will be buying any amount of the loan remaining unsold on or before the 1st March."

I doubt that will be needed Good though that this seems to be a regular policy now with the Broadoak loans; that commitment was certainly instrumental in getting the Manchester loan filled over the New Year. I'm an increasing fan of the Broadoak loans, rating the fact they have their own skin in the game rather higher than I do a potential ill-defined "provision fund" elsewhere. More of the same please bengilbert !

Slightly surprised that Cheshire Land Loan BPF347 hasn't been sold out by now.
10% return at 25% LTV with first 5% of any loss covered seems like a great deal to me.
What am I missing ?

You need to find 200 people each with £780 to spare(?). Nothing wrong with the loan AFAICS - it would have sold out within a minute if it wasn't for the bid cap.

I forgot the whole 'one bid' thing. I assume that there isn't a way around that other than hoping to be fast tomorrow?
