22.0 ' £1,000,000 per square metre ' ... I'm in Yes, we did notice that. Even Sandbanks isn't quite there yet... In context, it's clear that the valuer intended £1,000 per square metre, so we decided against asking for a full rewrite of the valuation.

This one is genuinely on Sandbanks (Bru*****l Rd is actually Canford Cliffs as it's on the mainland). Nicely located too, on a quiet cul-de-sac off the one-way gyratory, well away from the grockles and the ferry queue, mere steps away from Rick Stein's and with unimpeded views across the harbour. Not quite as glam as some of the sea-facing properties but much more private. One of the spots on Sandbanks I'd actually quite fancy living.

One of the spots on Sandbanks I'd actually quite fancy living. Two problems with that SteveT .. 1) The prices, and 2) the neighbours. 8>.

You should not rely on us to do your DD and these 2 errors should really have been picked up before posting on the site.

Sorry, you're quite right on that. We'll get the valuer to clarify exactly what he meant tomorrow. I must say, sadly, that this is very disappointing. You should not rely on us to do your DD and these 2 errors should really have been picked up before posting on the site. The line we are talking about here was in the 'special requests and other information' section of the valuation. It's not a question of 2 errors but of one typo which can be interpreted in 2 ways, and we'll get a clear answer on which way is correct. There is no ambiguity about the valuation figure itself.

Since a sqM is almost exactly 10 sqft, I guess we can assume thy slipped the decimal place / comma by 2 places, rather than the whole 3.

Since a sqM is almost exactly 10 sqft, I guess we can assume thy slipped the decimal place / comma by 2 places, rather than the whole 3. Maybe the final two noughts are the pence.

Since a sqM is almost exactly 10 sqft, I guess we can assume thy slipped the decimal place / comma by 2 places, rather than the whole 3. It's actually 10.76 square feet, which may not seem much of a difference. However, if he did mean £10,000 per square metre, the house would only be valued at £4,647,000. It's more likely that he got his sq feet and sq metres mixed up.

We have now spoken to the valuer who has confirmed that he expects the value of the completed development to be around £1,000 per square foot. He's visiting a site at present but will be sending us an email later confirming this.

I didnt manage to refresh until 6.04 and by then I think over 70% was gone.
