LTV 49% Beware the Ides of March perhaps..211days (for me) but pleased to see its going to renew...had 4 figures in this so its not been without some reward Took the money and ran with She**on Ma**et loan but this is a relatively low LTV of 49%..to renew or not to renew...that is the question

Some serious can kicking on this one. Will it pass ozbois stick test I wonder!
These renewals that aren't filing keep polling up, which is a worry. In light of a big dip in confidence in the 12% sites.

My approach may be wrong or may not suit different lenders. If I did give advice, I would probably be doing the opposite 😁

This is confusing. For those of those with access to the DD pages it seems that there is an outstanding charge of £400K on this property in favour a previous director (as well as the FS charge). FS have mentioned nothing on this (or indeed that the loan is to a limited company which is of less relevance). Am I reading this wrongly?

Response from FS:- We can confirm that Land Registry holds the details of any valid charge. Occasionally Companies do not update companies house when a loan redeems. In these cases, if there is no proof that the charge is on Land Registry and monies cannot be shown to still be owing, there is no case to answer. We have fully satisfied ourselves in the due diligence process for the Day Nursery that we are the first and only charge holder on the property.

Just looked at the list..I realise many must be renewals but..150K x 1...50K x 3...25K x 1 =325K of a £415K loan !
