While it is pleasing to see that one or two have left with their tails between their legs after trying to get involved here when their involvement was not welcome, just a shame that 1 or 2 of the usual supects decided to ignore or were incapable of picking up the clear nuance and tone of the original post which clearly indicated it was a closed matter. I and many others left things at that and were entirely satisfied it had all been resolved. Unfortunately 1 or 2 decided to probe away with the usual silly theories and have annoyed the people who made it clear they did not want this discussed further.
I hope these forum posters who seem to delight in posting negative things and scare stories and get some kick from trying to wind up and inflame platforms will return to the forum where their behaviour seems to be better tolerated and accepted and where their actions have all but stopped the platform from contributing to the forum.
Here on MT forum we like to keep it factual and friendly and we don't like posting things that could damage our excellent relationship with Ed and his colleagues. We find it incredibly helpful that Ed or one of his colleagues interact with us on the forum and answer our questions and queries in a timely manner and all is kept very friendly and jovial.
I for one invested in this loan as well as all the others including Warrington and Bolton and I have to say the progress on the developments and the information back from Broakoak and MT is first class in most cases and let us not forget that Broadoak are standing the first 5% of any hypothetical loss in the highly unlikely event one would occur.
I request only that those who seem to delight in stirring things up and raising negativity please return to the other forum where they do it to excess and of course have it all to themselves because they have driven the platform people away with their intrusive and negative attitude and scared investors away to boot.

Nobody has been left with their tails between their legs - there were concerns that were raised (genuine ones... for those of us that bother to do DD), and they were addressed by MT, which I applaud them for. You seem to be making a point that doesn't need to be made... I fail to see what purpose you think this forum has GeorgeT - there will be criticisms, and how a platform responds will produce negative or positive progression of the thread - in this case, it was stopped dead, but you had to comment for no apparent reason but to place criticism to other posters, but for no reason (some irony there I think) I, for one, shall also continue my relentless "negative" crusade against having downright dodgy & misleading Valuation Reports foisted upon us, along with significantly important information "inadvertently" omitted from Loan Particulars. This is not directed at nor a criticism of MoneyThing.

My point is that the poster who was trying to be helpful reported that he was unable to report to us and would be saying no more on the subject and money thing very blatantly liked his post which was a clear indication that they did not wish the matter to be discussed further. However you ignored it and decided to enter the fray with a lot of probing questions even though you normally do not post on this forum. While I do not moderate the forum, if I were a moderator I would remove all these posts back to the last relevant post about the Wigan loan because I think this is all a bit of a sideshow. For example your lengthy probing post all crossed out serves no purpose because you have crossed it all out. And the same applies to several other posts including my own since the matter is closed and a non matter. Have a good weekend and I hope your Investments are going well.

It's not a competition GeorgeT! - all I'm saying is that your post seemed to suggest that the negative comments on the LY board were driving away their REPs when your ban was because of some comments that could be seen as defamation, so found that slightly hypercritical I don't like to edit out comments, as it contains a reference point for the conversation; in this case, some of the information could be impertinent for others to note when contacting the borrower. It is true I'm not as active on the MT board (that is the name BTW, not forum), but I fail to see why that matters - I do invest, and will have concerns, opinions and observation that I will share when I feel the need to (and I certainly won't have you tell me when I can and can't do so) - you still seem to be making a point that doesn't need to be made I don't agree that any moderation is required in this thread, but I do agree that this thread should get back on the subject so will cease to comment on this subject Fair enough and I do appreciate your considerable input on these forums, some of which has been interesting and helpful to me. I just think that sometimes you are a bit like a dog with a bone and won't let something go when perhaps you should. However that is a slight difference of opinion on forum etiquette and in no way intended as a personal attack. I hope genuinely that your investments do well in the future and that you are rewarded for the very thorough due diligence work that you do. It is clear you put in a lot of time and effort and you deserve to be rewarded for that. I agree that this thread would be best left for future contributions as regards to the status and progress of this loan and development and I appreciate your point about crossing out what you wrote rather than deleting it - in the interests of transparency.

This loan still has a while until maturity. Do we have a feel for how long term finance may take? If bookings were taken from July for, say, a Nov opening could we expect 6 months min. of trading before a mainstream refinance?

The hotel needs to open in time for the influx of football package orders. It will be dissappointing for the borrower and the franchisor if it is delayed. Big cashflow hit.

Just tried to book the hotel for next week and bookings are only available from 17th October. Is this going to go past term MT? You make reassuring noises about a second bank getting a valuation next week but that does not mean a thing given the glacial speed banks operate at.
Is this hotel finishing on time or will tge initial bank take on the risk to completion?

As I understand it the original bank would want to see 6 months of trading before they completed commercial refi, hence the term of this loan. I've asked bengil bert many times how challenging any turnover threshold might be and what the back-up plan would be if missed but he has never replied. A lot less engaged nowadays.

Just tried to book the hotel for next week and bookings are only available from 17th October. Is this going to go past term MT? You make reassuring noises about a second bank getting a valuation next week but that does not mean a thing given the glacial speed banks operate at. Is this hotel finishing on time or will tge initial bank take on the risk to completion? Term is 31/08/ 2018 so plenty of time to sort out bank finance.
