Sure, the future value represents the sales price for a refurbished property as defined by an independent valuer based on the changes which are outlined in the refurbishment plan. Loan to value (LTV) is calculated for the property 'as is' without consideration for refurbishment or other improvements. Future value involves higher risk as this value is available when respective construction or renovation works are completed. To reduce the risks involved, we look at multiple factors including company fixed capital, other assets owned by the company as well as we require an additional guarantee from the owner of the company. We finance only projects, where we have confidence in experience and capacity of the developer to ensure completion of these works on time and on budget. Hope this helps.

I just opened an account at Bulkestate and wanted to make an initial deposit of about 600 EUR , but the website issues an invoice calling me a "buyer" like I was settling a purchase from them instead of making a deposit for investment. Money used to pay "invoices" cannot be asked back ! Have you ever tried to withdraw money from this platform ?

Here is a Client review after more than a year of experience :
9 projets :
2 reimbursed 4 delayed since more than 90 days (money is maybe lost or maybe not)
3 still under way
The final result is : they take the money, the project is delayed, you loose.
From my experience : Prepare to engage your funds for a very long long long time (forever ?).

Thanks for the warning. I'm aware of this platform but was never tempted. While Mintos, Viainvest, Peerberry are rock steady these days, the real estate p2p is a lot more risky. Some of the aforementioned sites like Peerberry offer similar real estate investment interest rates, but with a buyback guarantee.
Let's check Estateguru, my main exposure to this market: They have not been having a good time recently after a disastrous venture into Germany. I have 36% in default. While I'll admit that EG have a good record of recovering at least the capital element of such defaults, it does take years to do this in most cases. Stick with buyback guarantees is my advice.
