I've got no idea on this one, am finding meaningful DD difficult so my gut feeling is "Risky".
Anyone got any input?

Someone with godlike powers of due diligence and remorseless in tracking down borrowers, someone so revered by their peers they'd give them a little badge, and someone so cool they would have to drink fiery liquid to stay alive and have a snowball for a badge. but alas no such person exists, so Im going to have a G&T and try that Google thing again.

The unit that is occupied is valued at £75k plus there's 125 yrs of ground rent valued at a £50k. That's 66% of the 1st tranche covered without including the other 4 units . As long as the work is properly signed off before releasing the next tranches, and there's no reason to think otherwise, then I can't see why it's any riskier than other development loans.

Compare and contrast. Loan particulars: Exit The exit to be completed within 6 months and will come from the sale of each unit. Valuation document: We are aware that a number of the (other) flats have been on the market for between £70,000 and £85,000 over the last 3 years. Some of the flats nearby/other block have got sales showing on Z & RM, prices 90k (STC), 82k (double) £55k (for no15 Jan 16), singles £67 & 65k. [Cant verified 15 on LR]

I've dodged this one, the project seems to have been on-going for quite some time, I cant decide if its because they are struggling to sell the properties or because the staff on site are too busy having a beer in the bath to get the work done in a timely manner. That said, this developer (if my information is correct) has a habit of dragging his feet with developments, which has already been pointed out on another platforms board on here.

Not one for me this, borrower does not have a stellar history, prices a bit hit and miss, not that good an area, and not quite sure collateral have the neccasory skills to keep him on track. So my bondmason money will need to find a another new home.
