Land Registry records that # 2 sold for £155,000 on 2005-06-07 and # 4 sold for £33,000 on 1995-03-14, fat lot of good that is for a rough bit of DD. And we all like a rough bit of DD now and again. Security Value: £225,000.00 Loan Amount: £157,500.00 % PA: 12% Term; 6 Months. Loan to Value (LTV): 70.00% Loan Goes Live: 17/05/2017 at 10:00 Pre Fund Limit: £1000.00 Bid Limit (includes Pre Fund amount): £2,000.00 The property is located to the North West of England; moreover, the subject property is located within the town of Birkenhead. Birkenhead is situated approximately 3km west of Liverpool city centre. The property comprises a four storey over basement, mid-terraced office building, with basement forecourt and enclosed yard to the rear. Parking is on-road, with restrictions enforced. I note the phrase "We have therefore assumed for the purposes of our valuation that the property has the necessary planning consent for its existing use" Which, in future I will be using instead of "I cannot be arsed to find out" I suspect COL needs to up its focus a little

Hi cooling_dude, The borrower currently rents one of the offices but wants to buy the building, utilise some of the space for his own use and rent the rest out once the works are complete. They will be owner occupiers once the sale goes through. We did a land registry check which we have added to the listing. Many thanks, Gordon

I take it that this experienced property developer is not actually paying the full assessed value for the property, especially as it appears to be at the upper end of the comparatives found by the surveyor. If I was a bank manager I would insist on knowing the purchase price before lending. Why should we non-bank lenders expect any less, Collateral Rep ?
