why hasnt the others 12% or 14% loans filled up as quick as this?

again... im surprised this loan gets filling up so quickly. - 12% - diversification - land with full pp ie no development risk for this loan - smallish loan improves secondary liquidity - primarily investors not carrying out DD - this was 40% filled by the time I got to the end of the VR and decided not a penny of my uninvested grand would be going into it why hasnt the others 12% or 14% loans filled up as quick as this? This repeats your first question elephantrosie , so I'll go into bit more detail: - "Diversification"/"not carrying out DD" - some investors put money across different loans as their risk reduction strategy rather than relying on detailed DD (time consuming/not everyone will know how to/can you really pick the winners); - "Smallish loan" - some investors like smaller loans as these fill quicker (less to fill) and may maintain liquidity on SM rather (less investors hold or have large position in it) than a 14% behemoth where many have filled their boots and may recycle at the same time (the next loan/CB offer) and may have already reached their individual loan/borrower materiality thresholds; - "land with full PP" - some may consider this relatively lower risk as PP is already in place and no development will be carried out during this loan. Development is riskier as you are then exposed to budgets, fluctuating project valuation, ongoing borrower funding requirements/solvency, an uncertain UK economic outloook etc. Again, investors may already have enough exposure to student developments even at 14% (sometimes mentioned in the financial press as a putative bubble) and may welcome a chance to diversify into a prima facie premium residential development; - "not a penny" - rather than comparing it to much bigger 14% or 12% loans (for what is still a relatively small platform trying to attract sufficient funds in a short space of time), the more urgent questions are loan specific ie 100% loan to 90 days' value; marketability given the plot opposite has been unsold for one and half years; borrower's ability to repay given the associated loan is late on another p2p platform.

Morning,
After visiting the site last week and completing our due diligence both internally and with our legal team we have decided we will not be proceeding with the loan against the Land Adjacent to the S********n H**** in L*********, I********, Carlisle C** ***.
All investors will receive their investments back in full plus any interest accrued.
Apologies for any inconvenience this may have caused but we have to ensure that there are no doubts about the security and the exit at the end of a loan period.

Well done to COL for their DD and withdrawing from this one.
I had invested £500 for which I earned 82p interest. I have re-invested my cash in 2 other loans on the platform.

cooling_dude , might need a strategy change on Collateral. Do the DD and then invest heavily in anything indicating a bargepole is required as if we can find it looks like Collatarel will too and cancel it Risk free cash [Absolutely tongue in cheek and not a strategy anyone should follow just to be clear]
