Our problem is Pigeons , pesky things nest under the panels and claw through the cables. No problem with Ducks or flying pigs yet though.

Hi I am new to Funding circle so am slowly working myself into the forums. Having seen this post i made a quick analysis of when to sell based on the defaults in the current loanbook. Have attached a graph. it plots percentage risk adjusted for sale volume against default after X payments. Risk of default seems to rise sharply after 4 payment and settles down again after 22 payments . Not sure how valid this is. grahamg , I'd suggest your charted analysis is valid and broadly applicable to P2B; have you considered running the figures again by type of security offered by successful Borrowers, beginning with PG and working up? This may prove more revealing... Many thanks. No! Like many others I gave up on FC when it went fixed rate apart from some property loans. Also suddenly everything was "A" rated.. And of course there is no security outside of the property loans.

I notice that there is now a prospective 9 month loan at 10% on AC , Same company and very similar place name, but no documents yet
Does anyone think that this is exactly the same property

I could see the pro's on con's from both sides of this vote. But I am literally dismayed at how many people I hear in the street and on various radio/tv programs that are starting sentences with "I didn't realise". Most of us on here have more than a few brain cells, but some of the people that are giving reasons for why they voted (one way or the other) are contradicting themselves in the same sentence. I have played Devil's Advocate and have swayed almost every person (in and out) I have spoken with from the position they voted on, "oh well, can't change my vote now" is the token response. It's horrible how uneducated on the facts a lot of the voters are. The majority wouldn't have even heard of Article 50 and 75% of the vote out people I spoke with thought we would be leaving the EU on Friday morning, - ludicrous. Bring in voter qualification is what I say, otherwise people aren't voting on what they want, they are voting on the best PR campaign. PS - I think this petition is a ridiculous thing, lose with dignity! Actually only 37% of the electorate voted for Brexit. So we are being taken out on a minority vote. The petition now has 2,180,777 signatures and rising at over 2000 per minute. Everyone needs to take notice and sign.

Well it was on sale for Offers in region of £750,000 so i guess they are buying it cheaper

If someone had figured out a way to automate reCAPTCHAs then they'd be doing something much more profitable with their time than buying SS loans. Well I must congratulate m*************3, not to be confused with m****************3 or m********3 for winning 33 bids totalling about £25778 today , nothing below £100 and up to £3100. So No shrapnel after someone else has got in and no pennies.
And no shrapnel left on the SM either.
All of this against some of the less available long date loans, DFL002, PBL 085, PBL092, PBL097, PBL113, PBL115.
This person or fast reacting octopus should be in CAPTCHA hell by now so I just can’t accept the fastest finger hypothesis any longer.
Has to be automated with CAPTCHA bypass.

We know the spv paid the parent £1,350,000 in April 2016, but has anybody been able to find out what the parent co paid for it in Nov 2015 ? No body managed to answer my question but managed to find the answer myself in Nov 2015 the block was bought for £712,500 and then sold to SPV in Apr 2016 at £1,350,000 and funny old world the AP Valuers have also come up with a £1,350,000 value. So I wonder what's changed maybe PP you may say but unlike PBL117 & 118 its valued on comparative office blocks and not on GDV. All I can say is Luton has seen up wicked office block inflation over the last six months so its no thanks from me.
So have they conjured up £600,000 profit out of thin air by playing pass the parcel.

I've been away working, so haven't seen this line of conversation in regards to the additional names in the valuation report. I might have missed some posts so forgive me if I am parroting what has already been said So we have 4 companies... The borrowers indicated by SSS**** Enterprise ltd W*** & Co Property Partners Ltd Additional companies indicated on the valuation reportsD******* limited O***** Real Estate Ltd O***** Real Estate Ltd is connected to W*** & Co Property Partners Ltd beacuse it has the same common Director However, I can't connect them to S**** Enterprise ltd, apart from the common address And I can't find D******* limited at all. Exactly and a company to A******* G***** R********* inked to W**** & Co via another director, seems to be paying or has paid the bill for all the valuations including S**** Enterprise ltd

You want the waters to get murkier? Have a read of the letter in the valuation docs - p33 of val_232.pdf and val_228.pdf, and that's just checking those two. "A portfolio of properties", O***** R*** E***** Ltd and D******* Ltd Same letter , borrower and list of properties in all valuations i have read, and who are "A******* G***** R*********" who are paying for the valuations. Scribbled on page four of the letter After a bit more digging O***** R*** E***** Ltd seems to be linked to W**** & Co Property Partners Ltd via a director and W**** & Co linked to A******* G***** R********* via another director. D******* Ltd does not seem to exist at companies house at all . Still no link apart from address to S**** Enterprise Ltd

So a little more research in these 2 companies only shows that they share the same premises. There is no shared directors or any relations, and never has been... S**** Enterprise Ltd is was incorporated in 1997 whilst W**** & Co Property Partners Ltd is a much newer business being Incorporated 2014. They moved into the current office at the same time, but before that, they were in completely different parts of London. You want the waters to get murkier? Have a read of the letter in the valuation docs - p33 of val_232.pdf and val_228.pdf, and that's just checking those two.
