Lendy are not being transparent. We have been entirely misled/deceived by the IMS updates and valuations. I regularly invested into this loan throughout the tradable period on the back of these updates so my return is not nearly as neutral as Lendy's best case scenario.
The borrower should not fairly be allowed to so drastically limit their ongoing liability as is suggested by option 1. They profit from the development whilst us original backers lose out? That said, I've opted for option 1 and will never again fund a Lendy backed DFL.

They're all stand alone loans - but obviously interlinked. All gone now anyway. more available (at least there was a few minutes ago) weird that the shorter dated ACI loans are still selling at a premium and this longest dated loan has a healthy discount Underwriters? The longer dated loans have a higher risk of default. The company is currently able to raise funds, some of which could I assume be theoretically used to help repay earlier loans as they expire. To be clear, I'm not suggesting that this is happening but there's many examples elsewhere of companies adding further tranches for the purpose of paying interest on older debt. Longer dated loans require the company to be successful for years longer than the shorter loans so higher risk of default.

We're told the second property is worth £1.5 million, but are not given beyond basic details or a valuation report. Take the £600k first charge away and that leaves £900k of the proposed value. Take administrator's fees of £150k leaves £750k. Take £150k away to repay the loan leaves £600k. So as long as the second property can be sold for £900k, repayment seems secure. Anything the primary security generates is a bonus.
Several assumptions in there but nothing too crazy as far as I can see.

Despite the continuing renewals I still quite like the security on this loan. The additional 2nd charge seems to provide a lot of headroom.

All my MT interest payments are currently getting directed into these loans. Biggest 'risk' in my mind is that it looks likely to repay soon.

Usually takes a couple of days for withdrawals to arrive back in my bank. Certainly not the quickest, but hardly so long as to put me off using a platform.

A quick google shows this property was previously marketed for £175,000.
The valuation repeatedly refers to projected profits (£140,000 EBITA in the first year) as the basis of the fair market valuation.
Looks more like a business loan than a secured property loan to me, quite speculative given the lack of trading history to support the valuation.
On the plus side it's amortising and numerous upgrades have presumably been carried out since the £175,000 marketing period.
I look forward to any further details others can discover, however, I'm not feeling super comfortable with this one at the moment.

I noticed that I had (stupidly) used the same password for Collateral as I had for 2 other sites that I frequently visit and so I have changed the passwords on the other sites. I've registered but never invested. I've not received the email update, can you PM if it relates to account security?

Yes this was a nice loan - but it was rather hard to build a large position due to its popularity Ironically it hung about for ages when it was first launched.

...or send the offer back tae think again perhaps. What's not to like about this application? Unsecured on a wing, several hopes and prayers for an 'on track' compensatory payment. I'm actually quite partial to this one; appreciate the diversification away from DFLs.
