As far as I'm concerned, the LTV should be calculated against the 9-day market value, which is 82% - 84% on all of these loans. 7, 8, 9 & 14 are valued against a lease extension that has yet to happen, so are ones to avoid. The rest look better than the above... which isn't saying much 7,8,9 & 10 are refurbishment "under way" which is also a negative.
So the better ones are IMO
113 & 115 both 4 bed mid terraces in Fulham ( freehold ) refurbished
111 & 112 both 2 bed flats in Notting Hill / Bayswater (c. 90 year leases) refurbished
Looking at the last sold prices of 113/115 £1.265m Sep 14 / £1.1M Jan 15 vs loan values 70% LTV £0.98m / £0.96m vs new 1016 valuation £1.4m / £1.4m
and the fact that 4 bed houses are in desperately short supply in inner London; these two look particularly solid.
Except that 111 is likely to be sold within a month, and 113/115 are <1m so will be funded bottom up. Basically nothing there worth getting excited about

I'm with about 10 p2p platforms. SS pays me and my wife's golf club membership!! We pay annually in advance so SS replenishes our capital. In effect we play for free, compared to where it was sitting before in low interest deposits. Other platforms pay for taxing, servicing, insuring our campervan, our council tax, Sky/internet/phone subscription etc. etc. We bought one daughter a new car and her interest free repayments go to another platform. We lent money for a lease extension for another daughter and her repayments are in a different platform. p2p is a boon for cash rich, low income pensioners!! One daughter gets 'interest free repayments' the other one just gets 'repayments'. Wait till daughter 2 finds out.

Do we want the PF in the long term to repay capital only, or also repay interest but potentially risk the stability of the fund. I think the first three words of your post say more about savingstream change in interaction levels with this forum over the last few months than I ever could.

It's surely clear by now that they ( Savingstream) gave up trying to communicate sensibly via this forum some months ago, and I'm not in the least surprised. Not only has the platform given up but it seems to me that unfortunately quite a large number of 'old skool' forumites have given up or virtually given up as well.

Hi collateral Firstly, congratulations on getting your own sub-forum Now my question; is there any chance of seeing the valuation report for each loan that you have on your site. With P2P at your level (12%) us potential minions like to get involved; it makes us feel important . In all seriousness guys; if there are no valuation reports available, it makes us feel insecure; your indicated valuation is basically your word, which I'm afraid is not good enough. Please let us know either way; on a personal note, I am eager to invest on your platform. However, no valuation reports is a stumbling block ATM... Not looked at the docs yet, but 14% with that kind of security seems... generous. What am I missing? The waste recycling plant has a very chequered history, it seems. Built at massive cost (£50m?!) using new technologies, it basically didn't work. Massive write-offs followed and eventually a fire-sale of the land, building and mothballed machinery for £8m to our serial entrepreneur borrower, who is resurrecting the project under a modified, lower cost operating model. If he succeeds, it should make good money. If he doesn't ... If it's good enough for Lehman Brothers, it's good enough for me
