I have sympathy with your position but given the vast majority of repayments are currently being withheld by AC and they have stated they are intending to move back to a proper queue system then surely the numbers involved are really negligible for a larger investor? Also, when we do move back to a queue by withdrawal date, won't we have the same argument that those at the front of the queue are are being bailed out by those behind them despite everyone having a withdrawal request in? I think as it currently stands with the payments we have all received you are correct, its negligible. The issue here is the moving back to the proper queue system. If you look around the landscape at the moment its clear there is money exiting all platforms either sitting in queues or being offered at large discounts on secondary markets. These queues are not small and nor is AC's. The only way the queue will normalise is for the balance of demand and supply to come back into line and there is little sign of that happening anywhere. AC have compounded their problems here by banging up a "large investors keep out" sign thereby reducing any chance of inflows into the access accounts. So overall I do not see much chance of us ever moving back to a proper queue system - hence the current system which penalises large investors will continue for a lengthy period of time (maybe forever), meaning the effect becomes non-negligible. On the second point I'm sure people will still be complaining. The thing is, if they take what they have now and go back to a queue (which is what always was and what it was supposed to be) then all the investors currently getting bailed out will turn round and start asking "how come I am not getting bailed out of this anymore" - to which the answer is "you should never have got bailed out ahead of everyone else in the first place". I don't think we will ever get back to a queue though. On your first point, I don't see any real barrier on switching the queue system. If there is £X to pay out to investors then the length of the queue really shouldn't restrict the method they pay it out. Well I can't see why it would anyway, they could switch back quickly if they so desire. I also can't see how switching to a time stamped queue would suddenly mean larger investors would then decide to put large sums back into the access accounts. Completely agree on point two. There are a small minority of people who were happy to take the high interest rate but expect the risks to be shouldered by someone else. Whatever happens it will always be someone else's fault.

1. the value of the underlying businesses and assets that our money is invested in and 2. the success of AC as a viable business So with respect to point 1, If projects fail due to the collapse of the funding pipeline the result is partially completed developments - maybe 25-50% of your money back. Point 2 is demonstrated by the huge hit that investors have taken (and are still taking) funding the wind-down costs in the multiple P2P business failures we have witnessed over the last year or so - a 50-75% return might be seen as a very good result in this scenario. Great post. Regarding your point 1 though, do you think 25-50% return on unfunded developments is realistic? My bigger concern is that legally there isn't even a claim on security, in fact it may be in the other direction. If a contract has been signed for £X to be provided over a time period and instead £0.3X has been supplied, can AC realistically say we aren't funding the rest and demand repayment? If the repayment isn't forthcoming can they then call in a receiver? I'm really not sure they can. Imagine a developer that has put in £1m of their own equity, signed an agreement for a £3m loan from AC, has received £1.5m of it from AC and built out half the site. If AC then says OK we are breaking this contract and you now need to sell the building site into a market like this, whats the legal position (I know from experience people are very reluctant to buy an incomplete building site as they effectively have to start everything again from scratch). I think the developer who is then looking at a certain wipe out of the £1m they have put in plus a lot of wasted effort is going to be pretty unhappy about this. Of course a lot depends on the nature of the agreement but it is the main worry for me.

I agree the board is in danger of becoming unusable, which is a real pity as there have been some perceptive posts- it is just becoming too much of a chore to have to plough through tedious, often aggressive, and tediously repetitive posts to find those worth reading. What is really tedious are those that blame others for their own failings. I am one of the "big" investors who is apparently disadvantaged by the pooling. I am also reconciled to probably taking a hit on the money I have with AC (as I probably will with my investments on other platforms)- and do you know whose fault this is? It is mine- totally mine. I didn't plan for such a Black Swan event as Covid-19, and it is the mother of all Black Swans. There is no point crying over it, or looking for others to blame. The management of AC strike me as trying their darndest to navigate the company through this unpredicted tsunami- I may not agree with everything they are doing, but I respect their efforts. First rule of investing :if you claim the rise you own the fall- don't blame others for your investment mistakes. We all signed up for this, we should have known what the risk was- albeit we were all flummoxed by something absolutely unforeseen- but that is life. Be great if the Board could get back to sharing ideas, questions, and less of the playground shouting. But somehow i doubt it. We all took risks with our investments and are now facing losses across many asset classes. Thats how the cycle goes. The situation is made considerably worse on AC for large investors as they are now being forced to bail out all the smaller investors. AC management have decided that if you are a small investor on this platform you should not be allowed to suffer any losses like everyone else - you should get them reimbursed by one of the bigger investors on the platform. Personally I think the management of AC have made a series of spectacularly shortsighted decisions that have placed the future of their platform in doubt. Why is this cash not being used to pay back the withdrawal queue? You need to check you figures, all but one two are incorrect. Plus of course, much of the loans are held by MLA investors, not the access accounts.

Stardust There is money growing in the access account due to repayment of loans but this is not being given back to investors who wish to withdraw the cash. AC need to be held to account, I believe users need to take a more firm stand. AC should not have taken away the balance data to show the bare minimum, what have they got to hide? Their actions do not instil trust, they need to re-instate the balances immediately in my view and based on what everyone else wants from the poll results above. chris stuartassetzcapital I'd refer you to this poll here which someone kindly started. 87% in favour of AC retaining these balances to fund future drawdowns. Fairly convincing message from the users, no?

Nonetheless, I think your incessant tagging of the platform reps and posting never ending polls could have a detrimental effect on what you are trying to achieve and is unlikely to have any impact on getting your funds back any faster. If I was Chris or Stuart I would be resolutely ignoring you by now and far less likely to post anything on the P2PIF at all. That outcome would be to the disadvantage of all the forum's AC investors. Agreed. It's also somewhat hypocritical to call for action because there is a majority in a small poll but in the numerous other polls he started that have a much bigger majority on many more votes he still calls for action on the minority view.

Thats why I said once more data is available it will have a purpose. I'm not sure it will tbh. Appreciate the endeavour and all, but I have to agree with ceejay. The problem is that it is not 'how long it is goes to take', as you can't extrapolate from this data that way. It would work if the loans were similar to RS and being paid off steadily, but here we could quite conceivably have four weeks of receiving £1 a day, and then £150 each when a large development loan redeems/refinances. Up until the end of the 4 weeks, your numbers would show decades to return large sums of money. After the £150, it'd look better, and then start to go downhill again until the next big redemption, which might be the next day or 2 months hence. ..Which doesn't really tell us much, aside from that we just need to wait for large development loans to complete. If you wanted to do something then you could take each QAA holding in turn (largest first), interpret the updates, and put an estimated redemption date on it based upon any likely delays. Then profile that redemption amount on some sort of graph to give you a vague stab as to when large amounts of money are going to be returned (and a downward bit for future tranche requirements) Obviously that's a lot more work though, and still laden with uncertainty given the usual construction/selling delays being overlapped with COVID unpredictability. Whatever you choose to do, would certainly suggest removing the extrapolated bit suggesting that people have decades (or indeed, centuries!) for their money to come back. That really doesn't follow. Absolutely right. This analysis is misleading at best. As has been well flagged, including by AC themselves, they are withholding the majority of cash inflows at the moment to build up a buffer for future drawdowns of existing loans. These drawdowns are ALREADY committed to. Every lender in these accounts have an interest in these loans succeeding and breaking the contract/agreement will not see them succeed, but instead lead to significant losses. Since the freeze of the accounts the net amount of cash in the Access accounts has increased by around £8m. It is ludicrous to extrapolate this forward and assume that they will still be withholding cash at this rate over a 100 years in the future. These developments will not be ongoing into the next century. Most of them have a term of 18m months and while this is now likely to slip a bit, to assume that is slips by over 100 years is unreasonable to say the least. They have already stated that this cash will not be used to originate new loans, my guess is that they will be looking to maintain the cash buffer roughly around where it is now so future so any big redemption's will likely see a larger payout to lenders.

No one has any idea why so few people voted, for all we know a lot of people did not know about the vote, they have many other things on their mind at present.
I have a pretty good idea why this is the case. The majority of investors are not pouring over this forum, they don't even log into the website very frequently...many only once or twice a year. They put money in and forget about it, its click and forget. In fact I would venture that there are a lot of people that don't even know the accounts have been frozen. I have a friend with several hundred thousand in the access accounts, he didn't know they had been locked even after the email had been sent. He isn't too fussed either, just shrugged and said it'll all work itself out. I think you will find there are significantly less people in the exit queue than you likely think.

Presumably the 82% either read the "you'll be counted as voting for (Option A)" which they were OK with, or they didn't care which way the vote went. Whatever way you look at this on a weighted investor basis only around 7.5% voted A, hardly an overwhelming mandate. No idea where that comes from. By value of loans:- Yes £154.4m No £15.28m did not vote £212.2m

Wow, this is a new low. You are now complaining about something AC 'could' do in the future. Are you also complaining to your bank just in case they decide to use your savings account balance to pay a dividend to shareholders? May as well, just in case. AC are under no obligation to explain how they are going to fund future loans to you. I imagine its a very dynamic situation and they have various funding sources. Nor should they be criticised for having a loans pipeline (something this forum asked to be visible), these loans can take weeks/months to arrange. Look at the agreements signed column if you don't believe this. I'd also mention that government guidelines are that all property transactions should be delayed until the lockdown is lifted. That includes transactions that have already exchanged, they advise that both the seller and buyer should agree to delay completion. I can't imagine developers want to draw money when they can't do anything with it. It may well be that most/all of these loans are delayed or cancelled. Just a thought. Lets hope they are cancelled. One thing Assetz should not be doing is forcibly reinvesting locked in investors money (that they have now introduced a fee on) into new loans when there is a huge queue of people waiting to exit. Look at Ratesetter - they have reduced new lending dramatically in order to aid investor withdrawals. What is Assetz policy? Do they care to tell us? Absolutely but they haven't used Access account funds to fund any new loans since the freeze. In fact they haven't originated any new loans since then. No point in kicking up a stink about them using our money to fund new loans when it hasn't even happened.

Hi BG, Is there a chance you could write a brief explanation on this thread to how you extract the loans with discounts ? I would be interested in doing this myself, instead of waiting for you to publish on this platform TIA Unfortunately its rather involved and requires running a server and a reasonable experience of programming.

Hi Excuse me if this has been asked before, but i haven't been able to find the answer. I've not used the MLA account before but am considering it at the moment. If I hover over a loan it says if discounts are available ...for example on one loan it currently says " £876,090.20 available for investment between -1.0% discount and par value" and i then have to drill down into the loan further to see what is available at what discount rate. Is there a way to show or sort loans by available discount. For example if a loan has some parts available at 10.5% I could easily see that? Maybe i'm being stupid but i cant seem to easily see discounts available. Thanks in advance. Cheers Check out this excellent thread which has lists of discounts compiled by bg .
