On a downloaded loan book (which had the relevant loan on line 126), the following excel formula gave this: =10000/MODE(H:H)*H126
It works because the most common precise holding of loans in the access accounts is exactly £10,000
Thanks but you can work out the exact amounts by doing a download of your loan holdings in the access accounts, working out the % invested in each loan and multiplying it by the total money in the access accounts. Your calculation just gives a rough approximation. I would have rounded the number to the nearest £100k so it would have been between £2.35m and £2.44m. I download my QAA holdings every 15mins and work this out for the entire loan book but do not store in a database.

It's a fair point, I do not know what the legal situation is...I am aware that a Lendy borrower tried to sue borrowers for not funding money that Lendy said they would. That isn't my point though. My point is, what happens to the half of your money that is invested in development loans? Are you happy just to write it off? If AC can't fund future commitments then I expect that our investments in these dev loans will be worth zero. The borrower would have good claim not to pay anything back and we certainly couldn't enforce security. I want my money back too but I do not want AC to default on loans that half my money is invested in. That would be a disaster. Again I accept your premise but not your conclusion that this somehow makes it my responsibility rather than Assetz's.
The Lendy borrower in question tried to join all the lenders to the claim on the basis that we had individually made commitments to continue funding which was not the case. Whether Lendy had made commitments is another matter.
OK but leaving the commitments issue behind, if AC can't fund the future dev commitments what do you think happens to our investments in these loans? I would imagine we would lose the majority if not all of them but happy to hear your opinion.

As explained in this post the current cash element of the Access accounts is currently £9.3m. This uninvested cash should be released to investors who do not wish it to be reinvested. Furthermore and more importantly, about half of the investment in these accounts is in development loans that require future funding tranches. If we (as lenders) were to fail to fund these obligations then what happens? We can hardly make a claim against the security if we have not upheld our side of the contract and could be liable for losses by the developer. That would not be a great outcome for anyone. I accept your premise but not your conclusion that this somehow makes it my responsibility. I personally have made no contractual commitment to continue to fund loans on the platform and I understand neither has anyone else.

With recent memories of the T+C changes made by Lendy in the last few months of their platform to the detriment of lenders it would appear Assetz have started using sneaky tactics to keep money on the platform.
I would recommend the following e-mail is sent to enquiries@assetzcapital.co.uk

Furthermore and more importantly, about half of the investment in these accounts is in development loans that require future funding tranches. I was wondering if I could extrapolate from the data how many people have money queued for withdrawal from the Access accounts. The best way I thought to do this was with the repayment of the £3.1m from loan #597 since this is the largest repayment since the freeze. £2.4m(*) of this loan was held by the access accounts.
On 25 May there was £213,991,000 in the access accounts at 12.01am. At 10am the invested percentage of these accounts (ie amount invested in loans) was 97.31% and this fell to 96.22% at 11am. Investors with withdrawal requests in were credited £90.73 at 11.17am (well this was my time stamp). This means that the cash level in the access accounts increased by 97.31% - 96.22% = 1.09% which is £2,332,501. The loan repaid £2.4m(*) to these accounts and so £68k was used for repayments. If every account with a withdrawal request received £90.73 then that implies there were around 750 such requests in place.

My initial reaction to this is that the number seems far too low, but now I think about it, it may not be. I would still imagine most investors are click and forget and are probably not aware that they can't access their funds (I know lots of people like this).

The liquidity has actually increased a lot since they stopped withdrawals. it was around £2m in cash when they froze it but is up to around £7m now, due mainly to repayments.Can I ask how the £7m amount was arrived at? My calc (based on the loans allocated in my QAA and the Total QAA amount of £63,929,770 displayed on the panel) suggests the current Total QAA cash bal is around £2.7m, so wondering if I am working this out incorrectly? I'm talking about the total in all the access accounts (as it is all one pool) so its now £214,225,000 and there is 4.33% 'cash' which means there is currently £9.3m.

In short access accounts are a big pool of money - liquidity. Which AC used for loans. (E.g. top up loans etc.) In normal conditions, this pool is significantly larger than actual loans. So for example, AC needed only 2m but the pool was 5m instead. Which means that 3m is "available", the liquidity. Each investor in that pool has the same holdings proportionally, so for this example, 40% (so 40% of what you see allocated). But also that gave the "fast access to cash" from that 3m. Now, what happened is that there no, or very low liquidity. Which means no fast access (instant, 30d or 90d). The 3m of the example is gone, people took money out. It also means in this example that this remaining 2m is matched almost 1:1 (if not, there would be liquidity, i.e. people could get money out). So now when you see xxx holding in loan #, it should be close to the real holding (your principal in that loan). The liquidity has actually increased a lot since they stopped withdrawals. it was around £2m in cash when they froze it but is up to around £7m now, due mainly to repayments.

If a borrower has any spare cash they could be buying their own loans back at a substantial discount. But would they keep up with repayments? I'm now developing that same feeling as trying to work out whether the clocks changing yesterday was a good thing or not. If they bought 50% of their own loan would they even need to keep up with repayments? They could just constantly vote against enforcement action. So for a loan at a 25% discount they could take control of it for 37.5% of the outstanding loan value. Not that I'm suggesting anyone should do that!

The ones that have been heavily discounted are not worth it. They are, for instance, pubs and hotels i.e. businesses that will be making losses for many months to come and won't pay lenders' interest and/or capital back. Therefore, despite, say, a 20% discount, you're highly likely to not get your money back nevermind a return. That's why their existing lenders are trying to offload them to anybody who is naive or gullible. I don't think its fair to make a sweeping statement like that. Yes restaurants, hotels and pubs may be shut (although not all hotels are) but their losses are massively subsidised by government support. The main costs for any pub are business rates, premises cost and wages. Wages are to be paid by the government, rates have been waived for the year and they are also receiving government grants of up to £25k. This leaves the cost of the premises. For the vast majority of pubs taking a loan on AC, the loan was for the purchase of the freehold - so the major ongoing cost is the interest payable on the AC loan. Most of these loans are in the £2-300k range and the borrower is paying about 8%, so we are talking around £1.5k to £2k a month. A £25k grant pays these costs for quite a few months. Even if they don't receive the grant I don't think AC (or lenders) are going to be calling the loan if they can't pay the interest while lockdown is happening (as a lender, I certainly wouldn't). If lenders are highly likely to suffer a 100% loss then not only does the business first have to fail but also the security property will also have to be close to worthless. I do not see a) all pubs failing or b) their premises being worthless. I've said it before but when we come out of this crisis (which we will) then the country will still have pubs, hotels and restaurants. The government will not let them all fail.

I've had about £100k worth up for sale on the SM for over a week now. I'm starting to delist them all. None of them are selling and figure I may as well pick up the interest while I can. Undiscounted? I had a 1% discount on most of them. I'm better off taking the interest for now.

Yes you are correct. There are 2 things here. Things were supposed to work as a queue system, and that was the first thing scrapped and replaced with a pool. This is a pool of investors all with differing amounts invested but all with exactly the same proportion of individual loans and cash in their accounts (thats how the access accounts work). Having scrapped the queue and introduced the pool AC then decided to pay out cash disbursements on a fixed £ amount per investor instead of paying out each investor proportionally. So the other day when they paid out £49 it didn't matter if you had £49 invested in total or £1,000,000 - everybody got £49. Large investors are being forced to bail out small investors completely. bg Am I not right in thinking when loans were put up for sale they were not sold in the order added but as a proportion of the total amount for sale? If that's the case then surely the same is true on interest received? No, loans up for sale in the MLA are apportioned in the exact same way the 'queue' system for the access accounts are operating. Any sales are apportioned equally amongst those that are selling at that price regardless of amount for sale or time the sale was listed.

I would disagree with that. A withdrawal request made on 15th (3 days after the accounts were frozen) would in my opinion have them towards the back of the queue, I don't think this is any disadvantage to anyone in that situation. I agree they shouldn't have changed the rules and I think they made a mistake in doing so (although there was provision to do so in the T&C's) but I can understand the logic behind it. If they had kept a proper queuing system they would have to disclose the length of that queue which could make matters even worse for them. I imagine they figured its best to let everyone get some money back slowly so at least everyone can see some sign of progress, however small. What I think should be number 1 priority for them now is adding functionality that allows people to switch from the QAA to the 30DAA or 90DAA. I think a lot of people will willingly leave the queue to pick up the higher rate which will make withdrawals much quicker for those that remain. I don't see why they would have to disclose the length of the queue, other platforms are operating queues without disclosing the size of the queue. As regards your comment about letting everyone get some money back - if they wanted to go down the pooled route why not just keep the payouts as they should have been? i.e. proportional to your investment size? I think there would have been huge demand to know the queue position if a proper queue system was in place. Surely payments were never meant to be proportional? I thought they were supposed to be in the queue system we are discussing?
