100% agree with pikestaff on secondary markets. The author was really not even slightly well versed. I wrote at great length in my response and offered to use my prior experience to elucidate further and face-to-face if it would help as background... but heard nothing back. I also had a conversation with one of their principal advisers who also didn't "get" my concerns on the issue. Felt like I was banging my head against a brick wall....

One thing to bear in mind when looking at the fringes of Europe is currency risks. It was not an uncommon practice for people in Eastern Europe to take out foreign currency mortgages over the last fifteen years. In Latvia, most people did it in EUR, so obviously that is fine now as it is no longer foreign currency. However, in Poland, for example, there are a lot of people with CHF mortgages who now face repayments that suddenly rose 30% this month. Doubtless many of them will be desperate to re-finance.
- It doesn't apply to every mortgage - The Polish government is intimating that it is likely to step in and bail out those people
And I have never looked closely enough at any property-funding site to see whether any such properties may be affected....but it is certainly a risk worth bearing in mind when dipping a toe into a new market with people willing to pay what look like substantial interest rates!

I'm using Chrome and also getting the annoying "If you click 'Next' I'll dump your ass at a random point towards the bottom of the thread on the next page" behaviour. Not noticed this on Proboards before but guess that it is their fault not yours.

pikestaff's solution is correct . And a handy tool that it is very kind of him to share! One thing that I would say though is that IRR and XIRR are not always "correct", as in they don't always come up with a correct answer as per a full discounting of cashflows. IRR is weak on accrued interest and XIRR sometimes gets odd results. However they are generally close enough to get you close.

There was a good article on Bloomberg recently about energy bonds... concentrates on the junk oil sector but mentions a couple of shale oil company. Obviously, as observed above, the value of your turbine (or shale oil, solar farm etc) is dependent on how long your contract is to supply at a higher than market price. Obviously I wouldn't comment on individual deals but it is a good read. Bloomberg ArticleI am sure that I read an article once about how much it costs to extract oil and shale oil and to frack. I'll try to find it. Obviously none of this is relevant to your turbines but nice background I hope

We've got quite a few things in the hopper at the moment. In fact, we may well need a bigger hopper! There's a couple of aircraft deals where we are just getting DD done as well as some capital equipment that doesn't have wings and some marine projects too. Due to the nature of our business we tend to operate significantly higher DD than other platforms but bear with us . As soon as we are totally comfortable with the transaction and docs we will post up!
