Few loans in legals that will be launched once they near legal completion to avoid long wait for draw down once they are fully funded.

Hi all,
Just an update on the pipeline - we have four loans (all first charges - two purchases and two refinances) totalling around £800k in legals and it seems that they will come through Jan/Feb 2022.

Lets hope the other platform with the first charge keeps up their good record of repayment 28% fee spread to LLI ... somebodies gorging themselves. How much monitoring will they be doing as the other lender is advancing the build costs?

The senior lender will share monitoring reports with us. I will also personally visit the site during build, as we usually do.

Investors will make their own mind up about AC. I would expect a more competitive rate in ACs position as the loans I looked were c 8.5M as against a 150k loan. I've already worked out who is getting the shitty end of the stick.

BLEND have yet to list the loan on their platform, but given the large amount of cash sitting on their platform (you needed to have cash on account and autolend turned before early November to have a chance in participating in a loan they are listing today) they should be able to move quickly to fund once a decision is made to proceed....

Surprisingly it didn't go that fast and I had ample opportunity to pick up the maximum £1k in first dealing and another £4k 3 hours later (giving me time to offload a couple of second charge loans to finance it).

It all went in the first minute. There were at least a couple of lenders taking £50k and £40k chunks.
