Hi all, We have two loans scheduled to go live latest end of next week: - Refinancing of M*ndervell Road (i.e. M*ndervell Road 3), and
- Bridging loan secured by two first legal charges over residential properties in Bristol (the UBO/borrower is connected to the last completed platform loan)

Hi markyg61, We're looking to launch two loans today: - M*ndervell Road 3 - 24 hour preference to investors in M*ndervell Road 2 prior to making it available to those that did not invest in M*ndervell Road 2
- Second charge bridging loan - details to follow in few hours.
The Bristol loan is delayed and is likely to be launched next week.

R***n Road looks rock solid security in terms of valuations. The problem with it might be that in the case of a default the only way to recover the capital would be to evict a family of 5, even if they could afford the first mortgage.

Yes, it is indeed a risk but we do obviously hope that the proposed borrower would be able to fulfil his contractual obligations (as we do with all loans), although it is ultimately outside our control. Regards, Filip Edit: I should add that the purpose with my response above is to acknowledge the potential risks and not to make any statement regarding any consequences where vacant possesions would be required. This risk exists with any loan secured over a property with occupiers, whether it is owner-occupied or tenanted.

Second charge bridging loan secured over a Pub. First charge lender is the bridging lender that we have worked with on several other platform loans. Target completion date is 20 April and loan will be made available shortly prior to completion. We're also working on a buy-to-let loan with a three year term and will provide futher updates when there is more clarity regarding any potential completion date. Regards, Filip

Regards, Filip Hi all, The Pub loan mentioned above is scheduled to be listed 11am tomorrow and will be made available for investments the day after (also at 11am). Commitment restriction of £1,000 per account will apply until 2pm Wednesday. We're still waiting to hear back from solicitors regarding the Bristol loan and will hopefully be in a position to provide further details later today/tomorrow. Regards, Filip
