Any idea why this loan doesn't show up under the units available filter? Shows fine for me, currently just under 8k and is number 11 of 11 with availability. (unless all the 8k is yours up for sale, you should see it)

Interesting that he is considering leasing out to a major chain. Obviously AC haven't told him he can't, so presumably they will contemplate a deal. Looks like he can't make enough to pay his way. I can't see a chain specialising in cocktails and student needs, with Wetherspoon's not far away. Luckily I reduced my holding by 75% very recently.

One of the critical factors governing success or failure in Aberystwyth is student numbers. Last year student numbers were well down and this affected the whole towns income in one way or another. It has been difficult to get a reliable assessment on how recruitment went this year but the general feeling is, not as bad as last year but still not good. So don't expect some sort of miracle in terms of increased revenue from whatever source in the short term.
Part of The University of Aberystwyth's problem with student numbers has been the advent of a new Welsh University, The University of Wales Trinity Saint David based in Carmarthen, Lampeter and Swansea. This new University has maintained an aggressive recruiting campaign over the last couple of years which no doubt has had an impact of Aberystwyth student numbers. Perhaps I have over stated this issue but I haven't got a clue how to resolve this fast enough to be of help to the hotel. Incidentally if you think I am talking out of posterior I live and run a business in Carmarthenshire.
I no longer have a holding in the hotel but "She who must be obeyed" does and that from my perspective is far worse than having the holding myself.

I would have thought that the main problem was location, location, location. You've got to wonder who thought that this was a good place for a university. I live in Devon and many years ago was dispatched to build an extension on the National Library of Wales (which I think is just down the road from the hotel). Fortunately I only got as far as M4 junction 24 before my boss had a change of heart, and I ended up working in Newport for e year.

I am a bit puzzled as to the way Assetz behaves sometimes , this loan is suspended yet the L**ds loan which is behind with payment is not - is there a rule regarding these actions or is each case judged on it's on merit ?

I think it's judged on merit, the Leeds loan has an asset that can (with the right management/marketing) produce an income to service the debt, it's just being forced to find new tenant(s) at short notice. The Welsh hotel is not as clear cut because it's the earnings to date from normal business operations that have been below a comfortable level, there's definitely a ? over whether it can service the debt going forwards. I really feel for the Welsh borrowers, they might be forced into an impoverished retirement, fingers crossed they (and AC) can turn it around, for their sake more than mine (ours).
I agree with both decisions.
