What are people's thoughts on the latest email about this investment? (basically them asking us to sell cheaper, potentially reducing the "fixed rate" ROI).

What are people's thoughts on the latest email about this investment? (basically them asking us to sell cheaper, potentially reducing the "fixed rate" ROI). The lower price seems to have worked as THC are today reporting that a Sale is going through.

We were relieved to get our capital back on Friday after two years! The project was supposed to be a 10 month 10% affair so House Crowd messed up royally with this one.
We sent an email on Friday pointing out that since the final sale price of 540K was close to the original projected sale price (550k) stated when we lent the money, there will presumably be a decent amount of interest to hand out. We have not heard back from them yet.

I also expect some interest but I am not sure how much, they are usually pretty fair about this and have swallowed costs in the past that they did not need to.

That's good to hear that they've behaved fairly about this kind of thing in the past. How do you find them for bridging loans? We're with several P2P companies that pay more than 9% but for the sake of diversity have been thinking about putting a bit of money into House Crowd bridging finance.

Like yourselves I have bridging loans with a some of the companies that specialise in that type of finance. However I have not been tempted into taking any of the HouseCrowd offerings in this area, 1) because the rates are lower and 2) with the benefit of hindsight I can see this is a fairly specialised area and you would need a strong team to stay on top of it.

This makes a lot of sense. Another thing I would say about House Crowd is that they tend to be absurdly optimistic about the returns you can expect - though having said that, there's still no news on the interest payment for HCP 156, so maybe it won't be too far off the initally projected return. We'll see!
