I am now seriously well informed about Japanese Knot weed, know there is a Mcdonalds across the road and doubt very much if there is enough parking for a minimum of 5 cars after development. Probably most worrying is that it has a room 101, complete with asbestos lined skylights, that could be a nightmare. I am a sucker for old Churches though. My bold. Trivial stuff which isn't going to give anyone who knows what they are talking about any nightmares, I'd be more concerned if the walls were artexed. my bedroom ceiling is Artexed. I'm now going to be having nightmares tonight.

Japanese knotweed is a no-no for me.
A report saying it will cost £3k to deal is step 1 but then you've got to get it sorted ASAP. Once it's spread the cost will soar.
It's only 3 metres from the building. Why wouldn't you get specialists in straight away. It's not going to stay like it is for long. That stuff grows like crazy.
I'm afraid I'm out of this one.

Then I guess it's gonna be P*** H*** H***** LTD, newly incorporated? I think someone edited their post? - after you replied Collateral Rep ? I've had it confirmed (by Collateral Rep ) that the above (redacted) company will be the SPV 'borrower' for the purpose of this loan. Obviously company just incorporated, loan not drawn down, so no charges yet. The charge is now visible at Companies House against this company (well some what intermittently, the CH servers seem to have caching issues today). Its an all property charge debenture so not just this specific property - if there are other property assets in the future they should be captured as well). There is still no obvious planning application on Knowsley's planning portal, but bizarrely the estate agency who prepared the blurb attached to the loan have started marketing the properties on rightmove, zoopla and their own website as "coming soon, POA". This charge is a Debenture. I would expect to also see a Legal Mortgage at Companies House in due course when the legals are completed unless the property is held in a personal capacity.

The planning appplication and listed building consent to convert the building to 5 apartments were both approved at the end of November 2018, which should make a refinance slightly less problematic.
Worth noting the borrower has two massively overdue loans on FS (Liverpool Business Centre, and Formby appartments development) both in his personal name.
