Hold your noses chaps, a lower ranking 2nd loan on this one for tomorrow. I don't think the value of the property has changed either. Can't see the detail yet, but unless there's a solicitors undertaking that the valuer will be under penalty of guillotine if even a penny out, then I probably won't be participating. Oh, and a second solicitor to give an undertaking that they'll waterboard the 1st solicitor in the event that that he/she tries to wriggle out of their duties. And a 1st charge against the second solicitors house. It's all I ask. I share your sentiments . If this loan fills then I will be shocked. Yet another loan on FS I will be avoiding like the plague. I have managed to lend on 1 decent loan in several weeks. I didn't bother wasting my time on the fff rollovers. It must be a game by the platforms to see who can fill the worst loan. Far better loans on the SM, even if you have to pay a premium. Non-IsA that might not be viable. Completely agree. Very little decent this year to date to invest in, risk my money on with FS, been withdrawing funds weekly

And what sort of guarantee is that? 100% unless on the off-chance this purchaser reduces his offer when he realises he has the seller over a barrel...
A second ranking loan on this one - where's my smutty stick as this one needs a good whack.

I share your sentiments . If this loan fills then I will be shocked. If the big red boat filled @14%, this one will too. I can only hope that an interested buyer is found at a price that will repay capital to all involved.

Right behind you adrian77, I'll give it a good whack too. In fact, a thorough drubbing! PS / EDIT: " Drubbing", a truly wonderful word I have learned (learnt? Both are apparently acceptable.) whilst sojourning in these fair shores, thank you all.

Oh come now..stop playing the dual nationality card..the word 'drubbing' must have entered into Aussie folklore by now..especially after the cricket one dayers

Good loan to invest in for 2-3 weeks of interest if it gets cancelled in 3 weeks!

Well I cant say I'm surprised at the interest shown in this loan almost 24hrs after issue, only perhaps that its reached the point it has (19%)...I wonder how long FS will drag it out in the hope that it eventually fills. As a precaution ive also ditched the 'other' Cre***rne loan on the SM..A couple of e.mails confirmed that the final two slices disappeared overnight..its taken several nibbles and a discounted sale but I haven't lost on it and feel more than happy to have obtained a decree nisi on the grounds of potential financial cruelty.

So this loan was 99% filled, and I thought I noticed that the amount invested dropped marginally two nights ago, and so I paid closer attention, and sure enough, the same thing has happened; last night there was 1,234,000 invested and this morning we're back to 98% and 1,229,000 invested. So close and yet so far!

The Administrators have met with the borrower who has advised that he will be putting forward an offer to refinance the indebtedness. "We believe that there will be a significant shortfall". If the borrower is unable to refinance/provide a settlement offer, enforcement action will be required.
Solicitors have been instructed to review the security to establish whether demand can be made on the borrower under any personal guarantee that could be in place.
*******************
At least this property has Full planning permission. So lets not let it go for a steal!
"We believe that there will be a significant shortfall" - how much?
Valuer has no excuse as planning is approved!
1st charge - maybe ok or short? 2nd charge - probably short - maybe dead? - Claim 3rd charge - I reckon dead? - Claim
