For what appears to be a half decent loan, this one's hardly flying? Slow & steady sure, a big loan sure, but I still expected the takeup would be quicker.

Does anyone know if we get paid interest from the point of committing our funds, or from when the loan is fully funded? Is there any advantage in going in early rather than in a few days? woodland: Others have answered your first question, and that provides one good reason for investing sooner rather than later. Another would be if, for some reason, the loan never proceeds. FS do pay the accrued interest in that case, but the investor doesn't have any loan risk before drawdown. Another factor to consider is BHs. They are bound to be attracted to loans offering bonuses for larger investments, but they probably don't leave zillions of pounds sitting in their FS accounts waiting for an investment opportunity to come along. When they do organise their money and place their investments, a loan's funding percentage can increase by a noticeable amount. Those BH investments alone could be enough to complete the fundraising. But even if they're not, such activity may cause others to look at the state of funding, decide it's now or never, and place their own investments. If you're in a position to watch the funding level closely, then you too probably can join the rush at the end of the fundraising. If not, by the time you check again you may find the loan is fully funded and you've missed the opportunity to invest. Having said that, though, investing early can have disadvantages too. If the DD investigation reported here turns up something negative, you can't generally withdraw your investment. And if the BHs don't pour money into a loan, I can't help wondering whether they know something I don't and thinking that I shouldn't be investing either.

As a first charge on a new developed property with just under 50% LTV I can understand the interest. Looking at the Investment history for that loan, the first 6 investments were from BHs aggregating to £495K, presumably within the first couple of seconds ! Wonder how *all* these 6 BHs managed to be amongst the first? Bots?
