agreed and I suspect the FS rate is a tad higher!
sorry my mistake - LTV still looks worryingly high to me...epecially if this borrower has no additional cash reserves and these assets are not income generating.

I note earlier tranches can be bought on the SM with a best effective rate of 23.68% so, unless I am missing something, I reaaly don't understand why this latest loan is still selling and looks about to fill? Wonder if there will be any more releases?

The only rate of interest is the 'effective' rate after tax, i.e. the rate you quote applies to Ltd companies, ISA, and tax payers within their allowances.

Just been taken of the secondary market under the 30 days to renewal rule. In the secondary market queue I was down on page 11 with over 100K in front of me when the door slammed closed... Here's hoping it renews ok, I guess a lot of folk will also have their fingers crossed.

We had an update on this one today along with the other NI loans:
"Further to the formal demand sent to the borrower we had no response to deadlines set for proposals to be received and have now formally appointed receivers"
I haven't looked at this one in a while, as I don't have too much in it, but was Property 2, which was valued at £280K, sold with only £100k returned to investors or have I made a silly mistake? It appears that the security value was reduced by £110k from £765k to £655k. I am hoping that it was Property 4 that was sold which was valued at £110k. Otherwise, it's no wonder the borrower has went quiet on this loan too!
