No problem mrclondon, open & frank discussion is what it's all about, and from which we all learn.
One Question though - On rareish occasions a reputable Valuation will provide a Current 90 Day Sale Valuation (not based on some pie in the sky future GDV), so why isn't this standard and insisted upon by The Borrowers and/or The Platforms?
I think we all know why, including thy good self!
The "Industry" is well overdue for a cleanup and cleanout and it can't happen soon enough for most.
PS - Well, The Borrowers and The Platforms won't be too happy. Wotta shame.
PPS - Yep, we deffo disagree on this mrclondon. Most VRs are not fit for purpose, are useless as any kind of "starting point", and not even good for toilet paper.
