How come 3 bedrooms ( one on-suite ) are 249 sq ft in total? That's in the valuation report for the resi. Never mind, who would read that thoroughly. Just put some cash in, safe as houses.

Philip, with all the respect, your answer ( actually the surveyor s answer) made me laugh. I know UK builders are quite inventive people that try to educate the young generation and the poor migrants turning them into minimalists by building bedrooms with their doors bumping into the bed and leaving no chances for those slightly predisposed to claustrophobia. But hey, you don't need a surveyor to confirm something quite impossible - 249 sq ft can't be the total footage for three bedrooms. Unless all three bedrooms are single beds an and even in this case I can't imagine how much would be left for the on-suite and for the landing. Obviously a mistake. I also checked the property on Google and by the look of it, I can tell it's not 249 sq f.

I understand your point and have asked the surveyor to confirm it in writing as well (in addition to the signed valuation report and today's phone call) and will revert once he does.

Regards, Filip Just had a look at this myself. In fact I would question ALL the measurements given for ground floor and first floor. Are the units wrong?

Hi all,
I have sent email email to the surveyor asking him to validate and confirm the measurements.
In addition to my email, solicitors acting on behalf of the lenders have sent further enquiries in relation to the residential valuation report (including but not limited to contamination and environmental searches) - this is usual course of business along with seeking confirmation regarding the Title boundary lines (usually done as one of the last steps priro to issuing a certificate of title to enable loan completion and draw down).
I will post an update as soon as the surveyor responds to the email(s).

The surveyor has today responded to my email asking for clarification regarding the property's net internal floor areas:
"Filip
Yes, the floor areas are accurate.
The reason for the large difference between the ground and first floors is that a large conservatory (250 sqft) has been added on at ground floor level.
I trust that this is satisfactory but if you require any further assistance please do not hesitate to contact me.

We will take a view on this along with the ongoing Title searches and investigations.
