Me too. It happened twice. The next time I got "Failed: The target loan has been updated in the system. Please refresh and try again. Ref: 58f453e5-bdc5-49c9-acc6-0b66e969c7c4." Fourth time lucky!!

I'm really struggling with the valuation of these lodges, and there's so little to go on, it's pretty much a case of 'take our word for it'.

The lodges in question appear to be the 3-bed version of the "Ash Lodge" model made by Oakgrove Lodges (you can see the "Oakgrove" name in the image on P9 of the Borrowing Proposal). It's difficult to find any published prices for these lodges. The nearest I've found is this article from 2011 (so 6+ years out of date), which quotes an ex-factory price of £105K (inc VAT) for the 2-bed version. If we add 20% for the extra bedroom & say another 20% for 6 years price inflation, we get to around £150K per lodge - i.e. maybe £150K short of the stated total value for the two lodges. The valuation of ice-cream parlour seems a tad optimistic, too. So all-in-all - and considering this is an amortizing loan, which I like - for me the offered security would be satisfactory for the minimum requirement of £500K; it would be pushing the limit at £600K, and at £725K it just wouldn't add up.

How can you produce the current market value of a pub without sight of the trading figures? A pub is a business. I suppose that if you valued it as a business, you could not then add on the supposed 'in situ' value of a small modular building and its decking and seating and catering equipment. But I've seen worse.

Yes, the 'best' is that which remains after you have removed the unacceptable. This pub is a going concern in a good location. This borrower is paying about 25% in total, and so we expect the only thing to be copper-bottomed is one pan in the kitchen.
