Hi ablrate a few questions please: Is there a way to automatically 'roll over' an investment in #40 to #102? What is the sale price of the pub that is being sold? (Is all the capital coming back to us?) What would happen to #40 if #102 does not fill?

Hi ptr120 Unfortunately it can't be rolled over sorry, we are looking at it as an option on upcoming updates should it be required in the future. The pub is being sold in excess of the amount secured against it and those funds will be used to pay the balance of the £500k due on #40 after #102 is filled. If it didn't fill the loan would remain a liability of A** and would be paid back on the date required. Hope that helps.

ablrateI understand that this loan is being to A*F to refinance loans that they have lent to three pubs. We have been provided with a flow through of the charges on the pubs in the event of the pubs defaulting which is good, but only relevant in the event that A*F's default is due a underlying default by the associated pub(s). If there is other business in A*F (eg other property loans etc etc), how is our credit exposure mitigated in the event of A*F suffering a default in other parts of its business that cause it to fail? I really dislike intermediated structures such as it is extremely difficult to ring-fence credit risk effectively - why couldn't the loans be refinanced directly to lenders without adding A*F's credit risk to the mix?

this is not good, i have been trying for over 30 mins to get the loan, continuous problems, then the system has put my transaction through twice so ended up with double what i wanted, a call to ablrate to try and sort this just to be told it cannot be sorted and i have to wait and sell extra on secondary market. i am not a very happy customer right now, i might gain from the secondary market but i might also lose. i will sell on the secondary market but this is not how things should be done.
