Not sure if its all or nothing, unclear if you can elect to exit some properties and convert others. I believe it's all-or-nothing. Which, tbh, is the only fair way - otherwise everybody's going to cherry-pick.

Is everyone happy about the valuation and methodology? As far as I remembered:
"The Company will undertake “4-week valuations” of all of the properties using two independent valuers who are yet to be appointed but will be announced once commercial terms have been agreed with them."
Who are the two independent valuers? I only see one valuation for "4 weekly valuation" not two, have I missed something?

They say there were two valuations but not who did them nor how they have combined them to get a single figure. I guess they either took the average or used the lowest figure at least for Option 2. As for being happy, I for one am not happy about any part of this shambles.

My hit on the first wave is not as bad as I thought (29.5k returned out of 35k).
However, I have concerns about the valuations been done by estate agents. Estate agents are not professionals and should not be relied upon for valuations. A lot of estate agents I have met are pretty thick and they are pretty clueless, their main skill is sales.
In case anybody can't tell, I don't like estate agents:)
Also, I despise financial advisors.

I haven't met a lot estate agents, most of them I met in real life ( / the ones I do business with )are professionals and delivers that targets in timely manners, not sure about those ones I don't deal with. . The property management teams are definitely not friends I say.

Anyone keen to take up the option to acquire *more* shares in UKDP at the 4-week valuation price?

I hope PM can give us the 2nd batch of valuations asap, ideally much before the deadline 1 January 2019.
The difference between total value of OMV and 4 week really depend on the pending valuations.

Rather amusingly, Thunderbird is more sceptical - it's adamant that the email is a complete and utter scam and I really, really don't want to click the links.
If only Chrome had refused to let me into PM all those months ago!

propertymoose , just in case you pick this up. My bad everyone - ignore me - valuation pending - just a coincidence that the value was negative (which is still bull). Apologies again. Anyone noticed that the "Original amount invested" figures are bull - in SPV76 mine is £-1.65 (I bought & sold, selling a few tens/a hundred shares, keeping one (as I am/was in PMF 76) - my Amount invested net of sales is negative. Because this is under zero, I'm not seeing the figures (almost everything including my offer is zero). Not sure how this will paste: PM SPV 76 - Fully funded 14/03/2017 Valuation Status Pending Original amount invested £-1.65 SPV shares held 1 Original purchase price £28,930.00 Total shares issued in UKDPP 0 Original fund amount £28,930.00 Projected gross property yield for UKDPP 0.00% Transfer valuations (exit valuation for Option 2) Open market valuations (OMV) (valuations relevant to UKDPP and Option 1 investors) 4-week property valuation £0.00 Open market property valuation £0.00 Cash held by SPV £0.00 Cash held by SPV £0.00 Outstanding liabilities £0.00 Outstanding liabilities £0.00 Final SPV value £0.00 Final SPV value £0.00 Value per share offered £0.00 Value per share at OMV £0.00 Total transfer value of your shares held £0.00 The total open market value of your shares held £0.00 Total dividends paid by SPV £0.00 Total dividends paid by SPV £0.00 Total value per share over period £0.00 Total value per share over period (OMV) £0.00 Original share price £10.00 Original share price £10.00 Total gain/loss on 4-week value 0.00% Total gain/loss on open market value 0.00% Option 2 Voters Option 1 Voters

Also I can find no way to change my vote between option 1 and 2 on the website. Anyone know how to do this? When you get your email telling you of the valuations on your properties it contains a button to change from Option 2 to Option 1 but they don't encourage (or maybe even allow?) a change the other way.

My exact thoughts when I saw their attempt to get me to change my vote.. I just want yo know when the rest of the valuations are in and I get my cash

I have a small amount in 65, 68 and 73 but no email offer. There was reference previously to having a week to reply, but you would expect if they are going to drip feed the offers through then it would be a week from the final offer.
With a 10% haircut i would probably take that just to see an end to this.
Has anyone lodged complaints with property moose? This isn’t what We signed up for or the company we signed up to.

Should have had one for 68, (-10%) not 65 or 73 which are still to be done. contact support@propertymoose.co.uk if you havent had email.
Deadline has moved to 1/1/19 for this batch (bulk of properties). No need to respond unless you are changing your vote on portfolio switch
No, it isnt but it is what investors voted for it to become.

Its is allowed, you have to email them. Paragraph below the link to valuations in my email but maybe becuase you are already option 2 that info is not included.
