The latest offering at 16.00 today looks interesting initially, especially if the first tranche of £650, 000 has been repaid. But it still says a total facility of £3.2m against GDV of £5.0m, giving the 65% LTV. Surely the 42% LTGDV is irrelevant because of further tranches.
So with 12% roll up interest would this end up as 77% LTV ?
Any thoughts, corrections or observations would be appreciated,

So seems like everything progressing well with this development.

It is an excellent example of what a borrower should be. With regular meaningful updates by the company with progress reports.

I don't think the loan will be reduced any. We will have to wait and see, I guess.

Tranche 6 due to go live at 5pm.
Rate reduced to 9%, minimum bid £500 (was 12% / £250 on recent tranches)
Currently rather less than £30k on SM at 12%.

Occasional higher returns offered but you need to be quick Plenty of activity over all the associated loans.

jj Would you also like to guess at which design of property the Council bought. It looks to be below the marketing price considering that the cheapest end of block property is £183,500 and the cheapest mid terrace flat is £115,500. I make that £598,000 per block of 4 properties, or £1,196,000 for the 8 properties the council bought.

I don't know if I missed the news, but this is now at 12 percent, not 9 percent.
Still little interest.
