2461369113 going live 10am 8th Feb (tomorrow) for a 12 month term
12% / 1st charge / 70% LTV Development plot with planning granted in 2018 for a single large property (plus annex in refurbished adjacent building)
Same borrower as Rutherglen (Scotland) , Five****town (NI) , and Cr******n Road (NI), as well as the repaid 'NI Property' loan.
This loan part of a dev facility with further tranches to follow.

Update today:
"The borrower instructed a third party to represent him with regard to all outstanding FS loans. In November 2020, a full and final settlement offer was proposed via the third party. Copies of the borrowers valuations, in which settlement was based upon were requested as supporting evidence, which were received by instructed solicitors just before Christmas. Solicitors have advised that we undertake our own valuations for comparison, as there appears to be flaws in the initial valuations obtained by FS prior to lending. Once the valuations have been received and reviewed, a decision can be made in respect to the settlement offer received from the borrower across all remaining loans."

"Protracted settlement negotiations have been ongoing. Unfortunately, an agreement could not be reached. As such, enforcement action is now being taken across the various loans."

There have been only two impressive aspects to this administration: 1. The ingenuity and ruthlessness of the borrowers, creditors and their representatives 2. The imagination and ruthlessness behind most of the fees.
