I had a much worse result from the valuations but I had concentrated my portfolio in the London area so I can't complain too much. Has anyone here also invested with British Pearl? We would be delighted to describe our investment strategy along with the ways in which we differentiate ourselves in the property investment platform marketplace. Briefly, our in-house Property Investment team has over 50 years’ experience but not only in property - they bring expertise from institutional investment management and the legal profession. We believe that in order to build a long-term and successful relationship with our investors we have to approach property investment in a detailed way - more akin to an investment management. Without going into too much detail, British Pearl is an asset manager not an intermediary, unlike the vast majority of P2P platforms. We act as the Investment Manager for each property in our capacity as an Alternative Investment Fund Manager ('AIFM'). This means that we manage the entire property investment process from property sourcing and acquisition through to exit. We oversee any refurbishment or development that may be required and either manage the property using our in-house team or partners depending on the particular investment. The investment exit, either through an open market sale or refinancing is also managed in-house in the best interests of the investors. In terms of the specifics of our acquisition process, subject to a property meeting British Pearl’s stringent financial metrics, we cash purchase the property using a cash funded underwriting vehicle (which helps us achieve the best discounts, which we then pass on to our investors). This helps lock in a capital discount which you can review for yourself on our platform by looking at the purchase price in the solicitors report and then seeing the independent RICS valuation listed under the surveyor report. Properties are then not listed on our investment platform for investors to review until they are income generating so that we minimise any lag between investing and income being received. As well as Share Investments where investors receive the net rental income on a property and are exposed to the capital price movements, we are the first company to provide Loan Investments in the same properties to our investors. sLoan Investors provide the loan portion of a property purchase (replacing a mortgage) and hold a legal first charge ofver the property while receiving regular, fixed, interest income.
