ablrate , the VR raises the question of whether the site actually abuts the public highway or whether there may be a strip of 3rd-party owned land in between, which it recommends the "bank" should establish for certain before lending. Has this been done? I'm struggling to think why, having themselves applied to renew the planning consent just months ago, the water company is happy to sell the site to the borrower for £720k if it's worth anything like £1.5m. It's not like he's the one creating the planning gain (or risking a penny of his own money, for that matter) They had bought an option to purchase the land at that price prior to doing work on the planning and zoning...and then exercised that option when they progressed. We will see what other comments come in over the weekend and do an addendum. Hi, do you have an ETA for the addendum? Thx.

Very constructive meeting yesterday - we will have an addendum in the next 48 hrs which will answer the points raised.

looking forward to the results of that discussion.... Yes, clearly the greatly increased gestation period for the addendum suggests that when we do eventually see it, it will be impressive. Meanwhile I am on 14% instant returns, with the money safely held in a client account.

Meanwhile I am on 14% instant returns, with the money safely held in a client account. Fair enough. But you might end up locked into a loan that goes forward but is still a load of kack. I've got plenty of them elsewhere; I don't want another on here. I think I'll wait and see and forego a few days of 14%.

At 23% after twelve days, it's either going to be significantly improved (or better explained) or the cash will come back with 14%. I have a few £k resting there and am not worried or annoyed. This is not the first such case, recently a mine was abandoned. This seems to be following the same path, but I hope not.
