Really? surely this is an A3 and what does it take to be an A1?

Yes I was wondering about that one as well. But just presumed maybe the lender had really bad credit but excellent security.

This is a relatively small loan of 62k, and Kuflink Bridging Stake is just £3.1k. May be a small nibble for those who need a snack.

Can't help noticing how LTV is creeping up recently 75% 78% and now 80% , makes me think twice about investing in these.

Think three times and be selective, this is why I don't like Autolend. It just means the developer has less skin in the game or none.
Whether the LTV includes accrued interest to agreed completion date or beyond becomes more important the higher it is.
High LTVs and declining lender rates when the UK has a chronic shortage of housing, I don't buy it.

We can only find out when the loans start failing, but so far the loan book seems to be working fine. I don't pay a great deal of attention to LTV's when making investment decisions, they can be misleading.
