My concern is that the partially-built project has been exposed to the weather for six months or more. That can't have done it a lot of good, so FS's decision to presume the valuation hasn't changed may well be being overly optimistic.

on the photos etc it certainly does. The photo of the breeze blocks in the original application seems to relate to an original party wall whilst the latest photo in the forum shows a pile of rubble - well either the photos are out of date or the piling has not been done?

Ah yes @mike1531, missed that. It can be difficult to keep track, especially when your own loan renewal gives no information. The increase in value is apparently concerning already purchased building materials. You missed nothing, that note referring to building materials bought for the next stage wasn't there yesterday morning when you started this thread Edit: As an afterthought, an increase in value generally comes about when materials have been bought and used, it's a new one on me that the value of a site can be increased simply by purchasing the materials it’s not new at all, materials offsite valuations are recognised by RICS & generally accepted by the employer / funder. As long as the materials are clearly marked as property of client/bank then they are a genuine way to add value. however, that would be a s&6t ton of materials to justify that increase in value ....

Why are they including materials? If you can't pin it down then don't use it in the valuation. Remember including a timber frame in the past? Where did that go? Or did it ever exist? Probably the latter.

I would agree with this not that I have ever done it!
I note this developer has other sites. I once had a quote for piling so sold the plot and havenever done it although I just can't see how the piling was done with the large amount of topsoil on site unless he pushed it all to one side and did half the piling and then pushed it all back over the 50% piling , did the remaining piling and then pushed 50% of it to the other side to give us 2 heaps as in the photo? There is also a stack of rebar on the RHS so either not yet used or surplus unless it was there for the photo. Believe me you would not leave any building material on such a vulnerable site in Burnley! Also the site seems next to a bus stop which must be right pain for the developer and I suspect not ideal for any potential buyers.
Just my thoughts...

I'm currently on a slow road trip visiting family and friends and will be posting quite a few photos over the next couple of weeks, starting with a couple west of Birmingham - this and West Brom. Photos taken 4:50pm yesterday (28th Aug). No workmen around, but compared to photos from earlier this year, definite signs of progress, with breeze block walls upto first floor window height. It does however face a busy, noisy polluted road with light industrial units at the rear, and commerical premises either side. I'm not sure the design for a pair of semi's make sense here, whereas a HMO might. Certainly there will be no premium for the location ! and from the rear, the first floor level set back, with the ground floor level peeping over the fence

New Supplemental loan available at 15%. I didn't receive a upcoming loan email and judging by the speed of fill neither did anyone else.

Well this sounds expensive - suing this chap won't be cheap so I really hope there was a valid contract drawn-up. I have sympathy for the developer but I wonder just how damaging this legal action is going to be? I guess the worse scenario is that this developer gets a large legal bill and loses the action and the best one is that he wins and gets awarded costs
Sleeper alert - I note the interest rate is relatively high at 15% so is flagged up as a higher risk so those of us wanting a punt...
