Some of the recent Q&As for the relevant loan shed more light on the true state of the personal guarantee.
This case raises the general question of how much monitoring of the viability of PGs is done by platforms during the course of a loan? I suspect that the answer is usually none.

Which is why many people (me included) never expect anything from them.
If you can get anything from them it is a nice bonus but they are much too easy to get round to rely on when recovery action is required. No amount of monitoring during the loan will get over that.

Agreed - I generally assign a value of £0 to all PGs when doing due diligence on loans.
However, without going into details here, the structure of the PG for the loan being voted on differs from the norm.

It's difficult to talk about this given the circumstances, but when someone passes away and there's a PG, AIUI, and a solicitor has to enact it, it then becomes the solicitors duty to fulfil it to the best of his ability. When a Borrower is being pursued via a PG it's chocolate teapot time. There's a big difference AIUI.
We had the result a day or so ago; B won meaning we retain all the security.
Having said that, It's probably possible to split the security i.e. split the large family house from the Dev site. I'd vote for that if it were on offer from the Administrators - site access would have to be sorted out as well, but a road was being put in, was that finished?
So I'd enforce the Dev site but leave the house as is, so they can have it.

Is there anywhere that this is being discussed on a private forum, where I can fill in the spaces, in order not to identify this loan ?
Would it be acceptable to PM the figures to anyone who wants them ?
"The original sales figures were £xxxxxxx & with xxx xxxxx at £xxxxxx the total security was £xxxxxxx, all subject to forced sale/ recent pandemic adjustments plus any further PG up to xx% of £xxxxxx less xxxx xxxxx sale price, subject to availability of further guarantor assets.
Lent to date £xxxxxxx subject to ongoing xxxx% interest currently standing at £xxxxxx.
The last monitoring figure for the cost to complete was £xxxxxx, when £xxxxxx was paid as a tranche, but maybe never used for further works. We must assume taking over the development at this stage would be substantially more than £xxxxxx. Not sure where the £xxxxx VAT rebate, along with the refund of £xxxx from the staircase provider still up for grabs. Looks like the £xxxxx road bond fund is still to be paid.
The difference between the original sale cost of £xxxxxxx & known costs (lenders funds) to date of £xxxxxxx is £xxxxxxx.
So we have £xxxxxxx surplus, less any reduction in sales figures, costs to complete, administrators costs, further interest costs. etc.
AC capital valuation is xxxxx% of £xxxxxxx or £xxxxxxx
The pension of £xxxxxx, which was originally part of the PG has gone."
I assume the £xxxxxx claim ranks behind the lenders.
