Evesham will incur losses, just doing the maths shows an expected shortfall. The flats aren't selling, and the price for the bank was lower than hoped for. Relendex are very keen to keep up the mantra that no one has lost money, but that will be over turned by Evesham and Greater Manchester- both of which Relendex are indicating will have a probable loss- pity they cannot just be upfront about it. And as you say- if everyone else can do a full monthly update it is a real shame Relendex cannot do likewise.

Tim Even more reason to reassure investors with regular updates with 2 properties at a loss.

I think you can add Waterloo to the list of losses-to-be. Last update was about dropping the price, a 3 bedder (ours is 2) in the block was dropped quite substantially this week, to 510 (Wrong, corrected below) I think. So what hope of ours now making more than 430?
(EDIT - Correction, 610 down to 550 on 9/11/20, orig listing 27/10/20)
Dunno where the property boom is happening, but I see no echoes of it on my 'scope.
Perhaps R should let the whole lot - on an initial 5 year view, then re-enable trading in the loan parts via a separate market place.
Clapham and Evesham said to be returning capital in December; what odds of that coming to pass?
The thing that foxes me is that Relendex's own principles, and associated entities piled a lt of money into these loans, and continue to do so with new ones.
I think(?) that GMBL losses are now crystalized?
