last loan fully funded in 2 minutes The last three loans had the following number of investors: 2106, 1917, 2361. The previous three had 1496, 1660 and 1546 and even those were substantive increases on the figures for many previous loans. The bigger numbers might be down to a loan being rolled over? Seems to be some pledges available for a loan at the moment:

Seems to be some pledges available for a loan at the moment: www.crowdproperty.com/projects/ norwich ( full link redacted) phase-1 I don't believe the variable is roll-overs, because the upward trajectory in terms of number of lenders has been across the board, with loans not rolled-over too. As someone has commented above, the impact of other P2P platforms closing their doors on new investments or suddenly going into Administration will undoubtedly be pushing lenders towards the higher calibre remaining platforms such as CrowdProperty.

I agree that CP are one of the highest caliber P2P platforms, but I'm getting a bit irked by the constant errors that seem to be creeping in to their loan details. Take today's new loan details as an example: the video and the text can't agree on whether it pays 7.6% or 7.7% and can't agree whether interest is rolled up or paid monthly for this first tranche. Then there's the two different figures for the RICS valuation and the missing LTV figures in the header. I usually just email CP to inform them of the discrepancies, but perhaps making them more public will spur them to pay more attention to the details. EDIT: tagging CrowdProperty Representative.

So, thanks very much Ace , you've got us the higher rate . (I didn't ask about the rolled-up vs paid monthly interest) Thanks cb25, but I think it has turned out to be an own goal. A rate of 7.6% paid monthly would be equal to an XIRR of 7.87...%. A simple interest rate of 7.7% rolled up and paid at the end of an 18 month loan would be equal to an XIRR of 7.55...%. 😔

I'm happy to be unpopular. Shrink the page to 30% so there is no scrolling and copy the amount you want to invest so you can paste it. All possible within 10 seconds. 1 keystroke and 5 clicks I think.

Its fine. They have amended the scheme since the Lendy loan and after a few failed attempts got revised planning in 2019 which is valid until Sep 22. I was more amused that it had come round again rather than concerned

Thanks for the tips, but still can't get any manual investment despite being poised and ready to go. Last 5 attempts got £0, only autoinvest crumbs.
