Next week sees a project raise of £1.25m - some way above anything to date (excluding rollover loans). It now seems this is a development exit loan - i.e mainly sale risk - which at 7.5% looks attractive compared to other CP offerings.

2,126 investors in the Laur******G5 investment today, so only the third time (I think) there's been over 2,000 investors in a project. Unfortunately, CP's excellent reputation of solid 7 to 8% returns from safe investments seems to be spreading by the month, making it harder to get invested. Yes, and yet those of us who would like to sell our holdings - for some reason not necessarily confidence - can't through lack of a SM. Agreed. Not sure why CP haven't sorted out an SM yet. One of my few quibbles about what is otherwise an excellent platform.

ditto 25% - a much larger allocation than usual, presumably because of the loan size and possibly the lower 7.5% rate. We will see what happens tomorrow with a similar loan size, higher interest and a lower pledge limit.

Tomorrow's loan is a follow-on from a previous loan of £700k. Existing lenders have been given the chance to roll their investment over into the new one, so there is likely to be much less available than the headline £1.15m might imply. Hence the lower maximum pledge limit. Also, tomorrow's loan is rolled up and paid at the end of the 18 month term, so the XIRR will be less than the headline simple interest rate. I calculate it to be an XIRR of ~7.56% if it runs to full term, so almost identical to today's loan.
