Echo from above: Update today……can kicked down road ….again…. should rename this lot PropertyShower More can kicking …..this ‘buyer’ was sent a draft contract in October last year…in February the ADMIN’S said they were frustrated by how slow its taking (haha) and they would continue with the ‘under bidder’ as a safeguard…….five months later it appears as if the original party is still dragging its feet (ive been polite here)…no word on whether they have continued discussions with the ‘under’ bidder. Just as importantly no indication on return of capital percentage. Ive emailed back but hold little hope of a useful reply.

If your money is in an ISA they still take out 1% pa so there is every chance that even a 100% return of capital (to PC) would still result in a total loss to the investor.

I wish I’d only dipped my toe in but they seemed so much more reliable (you never can tell) than L, FS, M etc. that I invested in several loans with this shower. One has already lost all capital and the others are dragging on and on and prospects look grim. This could be my worst loss yet, and as has already has been said by littleoldlady they still keep charging ISA fees.
For existing investors it's painful getting dragged over hot coals but it is a warning to others.
Any property company that loses ALL your capital on any 1st charge property isn't even close to a property company, just a front to draw people and money in.
I can hardly find a reference to this company in any search engine, under the radar, unseen, unheard of is not a good thing when you're investing.
Their website must have been changed when they strategically pulled out of P2P before the FCA and analysts increased their level of scrutiny. I haven't seen a website like that since the first day our company got an internet connection.
If it's not mentioned on 4thway.co.uk in a good way then avoid, there is plenty of choice. 4thway's record is as good as any of the best P2P companies, none of the deliberate shipwrecks exposed in this forum have had any kind of rating.
Places like Trustpilot, Google, Facebook are diabolically bad places to decide whether or not to invest sums of your hard earned money.
Start from the default position, you can't trust any company or person with your money, you need to build a case to improve your odds of winning.
Someone liked my 2 year old post. PropertyCrowd board, can't be mine. Started reading it, still can't be mine. One of my better ones which explains why I didn't recognize it.

Hah, you're welcome for the 'like' overthehill! I've got 5k 'stuck' in a loan with PC, and it's not clear whether I'll ever see any of it again. I was thinking, if I get a redemption, should I reinvest it with them - the interest rates are appealing and most loans seem to perform ok. Maybe they've just been unlucky with the one-and-only loan I placed with them. Your post has helped me make up my mind though!! So thanks for spelling things out so clearly: much appreciated.

There is only one P2P company I would put 5k in a single loan at the moment and that is Proplend. I have done it with HNW lending and Somo but that's it. We've all made mistakes with fraudulent or grossly negligent P2P loans and companies, hopefully you've managed to squeeze more return than the bank rate. I'm 7 years down the line, everyone who starts out in P2P think they are swimming with the fish but a large number are sharks in fish costumes.

Yep, a definite "no" overthehill.
I'm 'up' enough and also diversified enough to ride out the occasional sizeable loss, so a loss with PC wouldn't be the end of life as I know it!
Similarly, I've started out about 7 years ago; like and trust PL immensely; but am still with HNW and Somo. Still cautiously optimistic about P2P in general!

Update….wouldnt recommend wasting time reading it….can is now officially on another planet…..deal basically off….how long has it taken the Admins to work that out….. have they been doing apart from raking in fees…..oh and the “under bidder” who in February they said they would keep in touch with…well they have no idea whether they r interested or not…and if they r, you can bet they’ll want a bargain…all rather pathetic written off.

Ok….another four months have passed and we await an update on this mentioned in the November one
“The Administrators advise that they intend on making a decision on the best way to proceed within the next few weeks.
As of early November, Route Finance is waiting on a material update from the Administrator in respect of the ongoing sale and will circulate this once received.”
