Hi, Did anyone check the number of properties for sale within 0 miles of this property, 208 on Rightmove, one outlier from 5 years ago but the rest starting from over 2 years ago. It just seems an inordinate amount of properties for sale. What am I missing apart from the money to buy one of them?
All those sellers now need TRUMP to buy a property there once he cashes in all his profits from the last 4 years

There are 264 properties for sale today in my postcode between £0 and £1mil, so I'd not worry about that.
As far as Canford Cliffs goes, it's and expensive place to buy, even when compared to London. It benefits from being full i.e. there is no greenbelt to develop nearby, only redevelopments. It's right on a lovely beach. Good transport links to London, France, North of UK. Good schools e.g. grammar schools still exist in Poole It's less than a mile from Sandbanks (also full) which is one of the dearest places on the planet.
In theory, they'll make a profit on it, unless something goes badly wrong.
My only concern is the number of loans being taken out by ** although they have been paying interest & completing loans OK so far.
I've got a few squid in it, but not my shirt.
P.S. Interesting fact is that Dorset is one of the few Counties in England that has NO motorway running through it, something I like about the place. Always remember a notice outside the Rest and Welcome inn on the A37 coming down from Yeovil (now renamed The Sheaf of Arrows). It just said
RELAX, THIS IS DORSET

Way off topic for discussion: The average number of properties (addresses or delivery points) per postcode is only 15, with the largest barely reaching 100. In the days when I was bothered by this sort of issue, we could not use postcodes in our analysis of demographics which might be released to the public, because, with an average of only 44 individuals per postcode (if my recollection from over a decade ago is reliable), it would be possible for the analysis to reveal the identity of an individual. The classification scheme developed by ONS and widely used in the public sector is "Output Areas" - the smallest geographical area we used was the LSOA (Lower Layer Super Output Area) which is larger than a typical postcode area and big enough to preserve anonymity. And no, I don't know why statisticians love such arcane descriptions. Apologies for going so off-topic. PS: Could the high number of "properties for sale" on Rightmove merely be a function of the number of properties for sale but offered by multiple estate agencies?

By postcode, I mean only the first digits e.g. BH1 in Bournemouth
You are right in that if I put my whole code in, there are only 50 houses existing

Better than much of Sandbanks itself, to be honest (and if these flats were on Sandbanks with the same view, they'd likely be double or triple the price). Yes, it's squeezed in between other blocks, but the design makes the most of the southward aspect. Personally I suspect it's 50/50 whether Richard C*rr (who is the Trump of Sandbanks, in the property development sense) will get his extra storey. It's been rejected previously, the arguments presented again now are hardly compelling IMHO and the campaign of neighbour objections looks well organised (see the Poole planning portal)

Yes there are duplicates, thanks. Don't see an option to filter out duplicates on Rightmove, rubbish if you're actually looking for somewhere, Onthemarket does. It's 171 within 1 mile of that exact postcode and 12 within 1/4 mile. Probably the listing dates are more interesting.
Out of curiosity I checked a property in London at E1 1NH I have some money in also up for sale and there are 124 properties for sale within a 1/4 mile !!
EDIT: Onthemarket doesn't filter out duplicates or have an option, I guess they have to show all the agents. Need to look for a smarter way...

Think it's only paused because a payment is due.. Probably just a little late.. You can understand in these times if you have any compassion and it's the weekend. Other loans under this borrower are paying.

Extended by 4 months to Sep 2022 due to project delays. Sales of all 4 apartments going exceptionally well at way above expected GDV.
Anyone needing their cash sooner should find a fairly easy exit on the SM, probably above par. I welcome the extra 4 months interest.
