Well done .. it won't / wasn't .. but which bit of "PLEASE DON'T IDENTIFY BORROWERS" do posters have trouble understanding?!I clicked on the link before it was removed and the only names I could see was the garden centre and administrator. Am I missing something again?? chrisuk as the big blue writing above says, you cannot identify a borrower on the forum. the named centre was the borrower. edit.. i never thought i would be giving this advice to anyone.

The garden centre business, the house and land is on the market for an asking price of 1.9 million pounds. harvey Thanks, £1.9m .... oh dear. I'm not sure if this is all of the asset, wasn't there some land as well, that would raise another chunk of money? If £1.9m is for everything, then it is likely the sale value won't cover the loan, sale costs, administrators, interest on loan etc

Implying somebody who posts something with good intentions is thick is plain rude,even if they have made mistake. If my link broke the forum rules you could have deleted it without insulting me on a public forum in big bold purple type. It's no wonder so many early contributors to this forum, like myself, have drifted away. It's become an increasingly intimidating place over the last year and is now dominated by a handful of very vocal 'know it all' posters who try to maintain their dominance by shooting down anybody with an alternative view to their own and who post to great excess, seemingly to big themselves up. I'm not surprised SS have so little to do with this forum now. I shall be deleting my account. Finally - and this may benefit other thickos - please can you explain how the link to the brief particulars I posted identifies the borrower. I saw nothing other than a description of the business, premises and a price. I would not have knowingly posted anything that identified a borrower. An explanation may help others avoid incurring your wrath. Thank you.

Am I missing something again?? The actual debtor is a Limited company so technically not named in the link but easy to ascertain. By the way SAV=Stock at Valuation which for a business trading in largely perishable items is likely to be a lot lower than cost especially in an insolvency sale.

How can SS include goodwill in the asset value and lend against it? I thought they only lent against property? Do we know the property value?
Surely now the business is in administration there will be other creditors such as suppliers who will need to be paid. Who has priority other creditors (if any) or Lendy? I would have thought suppliers would have priority on the stock if it has been purchased on a credit account.

Lendy Ltd has at least three separate forms of security. Charges registered (one would assume although you would have to pay a small fee to check) at the Land Registry over the freehold properties. A fixed charge over the company and a floating charge over the company. The fixed charge will normally cover goodwill. The floating charge, again usually, will cover all other assets. There are certain creditors that may have prior rights over the floating charge assets but they are unlikely to be significant in the context of the asking price. The costs of the Administration and selling will come from the sale proceeds before being paid over to the lender, Lendy Ltd.

To be fair, the link didn't actually name the borrower, that's a ltd co, and on the SS website it says A********** G********** C********** So anyone could easily make the mistake that interesthunter made , i agree the link should be removed because its a very easy way to the SS loan title thread. But a polite sentence underneath the modded link would have sufficed.
