Yar* Her* - 13aug2021. Manual lending was available for around 5 minutes, maybe longer. Not sure why ? Seems to be so much variance at the moment in autoinvest and institional lending and manual lenders probably start abstaining because they think it will be a waste of time !
I was in but I'm no expert on the risk profile of these type of developments, a 'clutch' of high value detached houses in sparse remote rural . Has Covid-19 actually increased buyer demand for these types of properties ? Or will wealthy home and foreign demand continue post-brexit ? Brexit certainly hasn't put off poor immigrants wanting to come and live in the UK so the same will probably apply to the wealthy immigrants and investors, are the two linked?

The Market Drayton Loan this am took 5 minutes to fill and the autolend allocation was higher than has been the norm about 7%. Is this because it is a "bridge"?

Yes, it took a long time - by CP standards - to fill. There's been quite a number of issues with this project over many years e.g. the previous lender withdrew from the development market. Ultimately, it's just a plot of land in a rural and not very well-to-do location. However, the second loan has not filled either, at the time of me posting this (10:14), so it seems like CP imposing a limit of £1k was on the low side and maybe people are on holiday etc.

However, the second loan has not filled either, at the time of me posting this (10:14), so it seems like CP imposing a limit of £1k was on the low side and maybe people are on holiday etc. I'm lukewarm on this loan but I had £500 idling and I couldn't find anything concrete to put me off other than the size of the development and where the demand is coming from, the GDV looked reasonable at around 200k average price per plot. I've not had any issues with this area that I recall.
I preferred it to the ambitious looking Gain* one, where is that demand coming from, it is a favourite location for P2P. Don't know.
It took 6 minutes to fill, roughly the last 10% filled after the threshold lifted. I think this one worked out exactly the way CP wanted, everyone had 5 minutes to invest. The only unhappy investors will be the ones who want to invest large amounts in selected loans rather than diversify evenly. Some were obviously able to get a larger chunk here, I think there was around 60k left after 5 minutes.

If CP's expansion plans take hold then the user interface needs major work to catch up with the platform. No warning or indication you're already invested when these tranches fund, avoidable and unproductive work for the investor. Message system, isa withdrawals, cancel / adjust pledge has never worked for me, maybe it doesn't like Firefox ??
EDIT : And the lack of a secondary market like other platforms stops investors exiting or reducing and increases the cash drag for those who have funds to deploy. A secondary market provides flexibility and transparency and is a good indication of the platform's maturity and confidence in its product.

I agree, the Pres* loan gives me the heebee jeebies too, as the prices of these houses are massively higher than others in that part of the country. I hope there's uber-rich footballers living in that neck of the woods, otherwise they'll have a problem selling the properties. Is there a substantial market for £1m+ houses in that area? Yes, the platform does need a lot of work to it and is far from being as user-friendly as it should be. I'm sure CP are planning to enhance now that their office is filled with stacks of fifty quid notes from their very successful Seedrs fundraise.

I think you underestimate the desirability of the M6 corridor north of Preston. It has easy motorway access to Manchester and is on the doorstep of Bowland, The Yorkshire Dales, the Lakes and the Fylde coast. The west coast mainline delivers you to central London in just 2.5 hours from Preston. There is considerable wealth in the area but please, don't spread the word too widely. We like our uncongested roads and low cost of living.

You left something out , easy access to Scotland.

I am invested in this loan.I have a colleague who is actually a former PNE player,..honestly 😀. Anyway I asked him about the location of the development as whilst he is not wealthy ( as far as I know) he is familiar with the area having played professionally for the towns club. The ex footballer tells me the road in particular is a very affluent road and is known as millionaires row,……take this for what it’s worth, but thought I’d share for your information.

Mmm millionaires shortbread… I am rather partial to shortbread. My wife recently purchased a delightful millionaires cheesecake. Think she got it from Tesco. I’ll check with her and report back 👍🏼
